Q&A with Ahmed Masmoudi
How long have you been in the industry?
Just over 5 years now, I used to work in aviation as cabin crew for Etihad Airways.
Which areas do you specialise in?
Abu Dhabi, in Saadiyat areas.
Why did you decide to become a real estate agent?
Working with people and getting to help them find their dream home is an amazing feeling. I get to meet so many different cultures and people from different walks of life I think of myself as very lucky.
How would you describe the current property market?
Stable for now, I don’t think it will drop much more, it’s a buyers market. I can see that in the last twelve months there has been a significant drop, but It’s attracting a new type of client rather than sales just being non existent, the introduction of the twelve month payment plan has also helped bring a new client to the market.
Tell me about your last month’s big achievement
I rented one of the most expensive villas in Saadiyat, 1.6 million Dirham with full golf and sea view, and with an elevator in the house. I also rented out a six bedroom 1.3 million Dirham villa.
How do you tailor your approach so you set yourself apart?
Be a good listener, bring the right product to your clients, be smart and have the right positive approach, you have to build trust. Meet their requirements.
Property seekers are always after their ideal location, and all kept within a certain budget. How do you strike the balance to get them what they want?
Everyone looks for the best deal so you need to find something that is the best for them, if it is transport links or a park for the kinds find what is going to make it special for them.
Any words of advice for someone looking to sell their property in Abu Dhabi?
If they want a quick sale they need to be aware of the market price and price to sell accordingly, if they have time to wait they can be a bit more free on the price. I believe mid 2019 the market will pick up more and then would be a good time to sell.
What’s your best-negotiating tip?
Good market knowledge, you have to know the product.
What’s your favourite thing to do on your days off?
Enjoy time with my family, I have a wonderful daughter who is 9 years old.
If you had 2 million dirhams to invest in real estate, where would you put your money?
I would invest in an off plan project, when the project is complete you’d be earning something straight away and it’ll be the newest project and in demand.
If you didn’t work in real estate, what career would you pursue?
I would have continued in aviation.
What is the question you are most often asked by property seekers?
Can we do rent to own? The scheme is essentially rent for 5 years at a slightly inflated price and then have the option to purchase the property.
