Q&A with Fabricio Saltini

How long have you been in the industry?
Eight years now, I used to work in commodity trading, we would trade things like sugar, rice and coffee.

What made you decide to become a real estate agent?
Just after the crash happened, and every industry was struggling it was a very negative time in Dubai but, the only industry that had any positivity surrounding it was real estate. A friend of a friend mentioned they had made some great sales so, I decided to give it a try.

Which areas do you specialise in?
As well as running For Est sales team, I specialise in Emirates Hills, land and commercial buildings sales.

How would you describe the current property market?
I am weirdly confident, the market had to drop and correct itself, it’s like the bubble has burst so, I don’t think it will drop much more. Customers are evolving in the market, they are now more geared toward a long term solution rather than short term.

Tell me about your last month’s achievement.
Two sales in Emirates Hills, one sold for 22.5 million Dirhams, and the other 33 million Dirhams.

How do you tailor your approach so you set yourself apart?
I am a very straight forward person, people have a high expectations, so its a case of managing these and bringing knowledge and transparency to the table. Are you a buyers or sellers broker? You need to pick a side and work for one to get the best outcome.

What has been your favourite listing ever? What made it special to you?
Its actually a current listing and an exclusive listing, the home is in Emirates Hills, 33,000 square foot. It is three floors and the basement is just as beautiful as the first floor, the decor is stunning, very modern, very stylish.

Any words of advice for someone looking to sell their property in Dubai?
Select three to five agents to work with, make sure they are good agents by asking them to tell you about some of their sales and test their market knowledge.

What’s your best-negotiating tip?
Knowledge and transparency – also working with other agents helps increase the chance of a sale.

What’s your favourite thing to do on your days off?
Family day, I have a gorgeous wife and a baby boy who I love spending my down time with.

If you had 2 million dirhams to invest in real estate, where would you put your money?
There is a lot of growth in the mid-end so I would invest in upcoming communities, rent them out until the market is good and then sell.

Has the end goal changed for the expat in Dubai?
Yes, there is a dramatic change, there is no more quick money here, there is only work money. So this current climate is bringing in serious, hard workers who want to build a life. The quick buck has gone and that type of person has left with it.

In For Est Property Finder is a big role, it’s a great place to showcase me as an agent, through Verified Agent and Verified Listings. I would say the average sale that come from a Property Finder lead is lead about 10 million Dirhams.
