Fighting back tears at Dubai’s rents? Do not despair.
We braved the apartment hunt to compile a list of 5 of Dubai’s neighbourhoods offering rentals for 60,000 dirhams or less – hidden gems that offer better-than-average digs with a lot of charm. Take a look.
1. IMPZ – International Media Production Zone
A freezone and freehold area near Arabian Ranches and Sports City, IMPZ (International Media Production Zone) offers rents even cheaper than Discovery Gardens. Find studios anywhere between AED 42,000 and AED 50,000 or rent a one-bedroom apartment for AED 58,000 to 68,000. Whilst it may be a bit far with no Metro station on site, it isn’t really detached from the city centre, thanks to the opening of Al Fay Road in 2013. Unfortunately, restaurants and shopping have not yet caught up, which residents say is a downside. But the cheap rent does make it worthwhile. Popular communities include Lago Vista, Oakwood Residency, Centrium Towers and The Crescent. The nearest metro station is Nakheel Harbour and Tower whilst schools close by include Victory Heights Primary School and Dubai British School. A new $74 million shopping mall, City Centre Me’aisem is expected to open by Q3 of 2015 and will feature Carrefour Hypermarket, a 6,243 sq. ft. Magic Planet family entertainment centre, a range of fashion and lifestyle brands, a medical clinic and plenty of restaurants.
Remraam’s popularity is growing, and with it the number of buyers looking to snag apartments in the area. Comfortably wedged between Jebel Ali Free Zone and Al Maktoum International Airport, Remraam is part of the Dubailand district. The closest neighbour is Arabian Ranches. Offering easy access to Dubai’s key highways – Emirates Road and Sheikh Zayed Road – the area is a great escape from the hustle and bustle of Dubai’s busy life. Downtown Dubai is only a 20-minute drive away. The community is also expected to earn more honours in the years to come because of its proximity to Dubai World Central (DWC) and the Expo 2020 site. Community facilities are numerous – name it and you have it – lush landscaping, community pools, tennis and basketball courts, play areas for kids, barbecue stations, a mosque, medical facilities and grocery stores. The apartments are inspired by traditional Moorish architecture and feature spacious balconies, vibrant gardens and in some cases, even terraces. At current rental rates, you can snap up a studio for AED 40,000 or grab a one bedroom apartment for AED 60,000.
3. Jumeirah Village Circle (JVC)
Truly a joy to come home to, JVC’s popularity has soared in recent years. While it may not have all the amenities you might desire, it is evolving to deliver suburban flare with big-city conveniences. Spacious and reasonably-priced units, abundant green parks, water features, proximity to Dubai Media City and Mall of the Emirates and a pet-friendly vibe are some of the positives whilst the lack of a metro station and cool hangouts after a hard day’s work may be some of the cons. One bedroom apartments for rent in this family-friendly development start at AED 60,000. Construction on the highly anticipated Circle Mall is expected to begin in the first quarter. Self-sustained, JVC delivers a holistic living experience. Take a stroll or cycle on the promenade, through parks and scenic trails – its quintessential natural living at its finest here!
4. Dubai Silicon Oasis (DSO)
Discover the perfect sanctuary: your home. Thrive on peace and calm? Head to DSO. Situated off Emirates Road and opposite Academic City, DSO offers spacious and thoughtfully designed residences – take your pick from a wide range of high-rise apartment towers and some villa complexes – educational facilities, community centres, bargain restaurants and shopping aplenty. There are also lovely community pools, parks, tennis courts and volleyball pitches. A short drive will bring you to the city centre. Pick up studios from AED 45,000 and one beds from just AED 60,000. A GEMS school is very conveniently located in the community. Transport links are not quite as good as in some other areas but this has kept prices down and has ensured that DSO remains less crowded than neighbouring counterparts. The vibe around here? Calming and soothing.
5. Dubai Sports City (DSC)
Just an aerial view of DSC is enough to suggest that it is truly one of Dubai’s most ambitious projects. It is after all, the world’s first purpose built sports city, set on 50 million square feet within Dubailand! Centred around the incomparable design of the fairways of the prestigious Ernie Els Golf Course is meshed a laid-back style. You’ll find street upon street generous-sized properties; a one bedroom apartment will cost approximately AED 60,000, making the area great value. Good schools aren’t far away – some of the popular schools in the area are Bradenton Preparatory Academy and Victory Heights Primary School. Close enough to the city for easy access and to feel connected to urban life, but far away enough to be a real haven of peace and quiet, DSC is the perfect balance. If you have a soft spot for pedestrianised, landscaped gardens and abundance of space perfect for family life, you’ll be in your element here.
