listed below:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>The tenant cannot cause any nuisance or interference.&nbsp;<\/li>\n\n\n\n<li>Lessee can have <em>quiet enjoyment<\/em>.&nbsp;<\/li>\n\n\n\n<li>The lessee needs to pay rent on the dates specified in the lease.&nbsp;<\/li>\n\n\n\n<li>The tenant is liable to pay all fees in the lease, except for the lease disconnect utility services assigned to the leased premises.&nbsp;<\/li>\n<\/ul><h3 class=\"wp-block-heading\" id=\"h-specific-provisions-for-residential-leases\">Specific Provisions for Residential Leases<\/h3><p>Part 3 discusses the specific provisions for residential leases including security deposits, returns, utility charges, repair notices and entry of residential class=\"wp-block-list\">\n<li>Payment of a security deposit is not needed unless agreed between both parties.&nbsp;<\/li>\n\n\n\n<li>The lessor who gets the deposit holds it under trust.&nbsp;<\/li>\n\n\n\n<li>The deposit cannot succeed in an amount of more than 10% of the annual <a href=\"https:\/\/www.propertyfinder.ae\/blog\/a-step-by-step-guide-to-renting-property\/\" target=\"_blank\">rent in Dubai<\/a>.&nbsp;<\/li>\n\n\n\n<li>The lessor can hold onto the deposit under certain circumstances.&nbsp;<\/li>\n\n\n\n<li>A security deposit can only be given to the lessor in case of rent not paid, damage to residential premises or breaching a contract.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-obligations-for-termination-of-residential-leases\">Obligations For Termination of Residential Leases<\/h4><p>Article 26 discusses the obligations in case of termination of residential leases as follows:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>If residential leases expire, both parties need to sign a release form.&nbsp;<\/li>\n\n\n\n<li>If either party fails to agree, the dispute is resolved by the court.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-refunds-of-security-deposits-nbsp\">Refunds of Security Deposits&nbsp;<\/h4><p>As for the <a href=\"https:\/\/www.propertyfinder.ae\/blog\/how-to-get-your-security-deposit-back\/\" target=\"_blank\">refunds of security deposits<\/a>, the clauses are under Article 27 below:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>The Registrar will not pay out the deposit except for an application for a refund made by other parties or the court.&nbsp;<\/li>\n\n\n\n<li>A tenant who is entitled to a reduction of the deposit can request a repayment of the decreased portion.&nbsp;<\/li>\n\n\n\n<li>Any deposit that is unclaimed for longer than 6 years in the Escrow account is seized by the DIFCA under article 27 clause 3.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-application-to-court-by-lessee-nbsp\">Application to Court by Lessee&nbsp;<\/h4><p>Article 28 discussed clauses regarding the application to the court by the lessee:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>A lessee can apply to the court for a refund of the deposit if the lessor&rsquo;s agreement is unobtainable.&nbsp;<\/li>\n\n\n\n<li>The court cannot proceed with an order unless the tenant leaves the residential premises.&nbsp;<\/li>\n<\/ul><figure class=\"wp-block-image size-full\"><img lessor:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>The lessor can apply to the court if they are unable to get the lessee&rsquo;s agreement to get a deposit back.&nbsp;<\/li>\n\n\n\n<li>If rent is unpaid and the application was made within 20 days of abandoning the premises.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-cleanliness-of-residential-premises-nbsp\">Cleanliness of Residential Premises&nbsp;<\/h4><p>Article 34 discusses the clauses regarding the cleanliness of residential premises under the DIFC Leasing Laws:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>The Lessee needs to ensure that the residential premises are not damaged.&nbsp;<\/li>\n\n\n\n<li>If damage is caused to the premises, it must be reported to the landlord.&nbsp;<\/li>\n\n\n\n<li>A lessee does not need to pay for damages if it falls under <em>Fair Wear and Tear<\/em>.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-lessee-installing-fixtures-nbsp\">Lessee Installing Fixtures&nbsp;<\/h4><p>Article 36 discusses two clauses for the lessee installing fixtures:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>The lessee cannot install any fixtures without the lessor&rsquo;s permission.&nbsp;<\/li>\n\n\n\n<li>Fixtures cannot be installed unless agreed beforehand.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-urgent-repair-clauses-nbsp\">Urgent Repair Clauses&nbsp;<\/h4><p>Article 39 goes into detail clauses regarding urgent repairs:&nbsp;<\/p><ul class=\"wp-block-list\">\n<li>Lessee can arrange for urgent repairs if all steps have been taken for the lessor to carry them out.&nbsp;<\/li>\n\n\n\n<li>If the lessee does any repairs, the lessor needs to be given written notice.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-entry-into-residential-premises-nbsp\">Entry Into Residential Premises&nbsp;<\/h4><p>The lessor can enter the residential premises given that it has been discussed before with the lessee.
