These mostly involved\nschools, hospitals and land plots acquired by master developers.<\/p><p>For\ninstance, Emaar purchased Arabian Ranches 3 land plots for a cumulative Dh325\nmillion in February 2019.<\/p><ul class=\"wp-block-list\"><li>There were 37 commercial real estate transactions priced above Dh50 million in Q1 2019<\/li><li>13 property deals were valued over Dh100 million<\/li><li>There have been five hotel transactions involving Emaar worth Dh1.757 billion in April 2019<\/li><\/ul><p>There\nhave also been five hotel transactions involving Emaar worth Dh1.757 billion in\nApril 2019. Emaar Hospitality Group sold the Address Dubai Mall, Address\nBoulevard, Address Dubai Marina, Vida Downtown and Manzil Downtown to Abu Dhabi\nNational Hotels in this transaction.<\/p><div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div><p><strong>Off-plan vs\nsecondary<\/strong><\/p><p>The\nfirst quarter of 2019 continued to see a balance between off-plan and secondary\nmarket transactions in Dubai. A total of 9,317 transactions worth Dh21.16\nbillion were registered in Dubai between January to March 2019.<\/p><p>This\nbalance denotes the market stabilising and is a sign of a mature real estate\nmarket, dominated by both investors and end-users.<\/p><p>&ldquo;Market activity is not slowing down and we have seen many signs of maturity over the last year. Construction is in full swing across many projects, new areas are coming to fruition and units are being completed. We are also seeing a healthy number of transactions in both off-plan and secondary markets,&rdquo; said Lynnette Abad, Director of Research and Data, Property Finder.<\/p><p>The\nemirate witnessed a marginal 0.65% annual increase in the volume of transactions\nin Q1 2019 whereas the overall value of deals clinched in the same period rose\nby 7.9% compared to Q1 2018.<\/p><p>In\nterms of volume, both off-plan (4,967) and secondary market (4,350) deals had\nan almost equal split. In value terms, secondary market deals accounted for\nDh13.31 billion whereas off-plan transactions netted Dh7.85 billion.<\/p><p>Communities\nlike Dubai Hills Estate, Downtown and Business Bay witnessed the top off-plan\ntransactions in Q1 2019. <\/p><blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p>Market activity is not slowing down and we have seen many signs of maturity over the last year. Construction is in full swing across many projects, new areas are coming to fruition and units are being completed<\/p><cite>Lynnette Abad, Director of Research and Data, Property Finder<\/cite><\/blockquote><p>Business\nBay, International City, Dubai Marina and Palm Jumeirah accounted for the top\nsecondary transactions in Dubai in the same timeframe.<\/p><div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div><p><strong>Villa\/townhouse\ntransactions<\/strong><\/p><p>In\nthe off-plan market, the top sold villa\/townhouse communities were Emaar South\nin Dubai South, Arabian Ranches 2 and Dubai Hills Estate. The top sold off-plan\nvilla\/townhouse projects were the Expo Golf Villas in Dubai South and Camelia\nand Reem sub-communities in Arabian Ranches 2.<\/p><p>In\nthe secondary market, end-users purchased most villas\/townhouses in communities\nsuch as Emirates Living (Springs, Lakes and <a class=\"wpil_keyword_link\" href=\"https:\/\/www.propertyfinder.ae\/en\/area-insights\/dubai\/meadows\" title=\"Meadows\" data-wpil-keyword-link=\"linked\" target=\"_blank\">Meadows<\/a>), Arabian Ranches and Al\nFurjan, according to Property Finder data.<\/p><div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div><p><strong>Apartment\ntransactions<\/strong><\/p><p>In\nthe off-plan market, the top sold apartment communities were Dubai Hills\nEstate, Downtown and Business Bay while the top sold apartment projects were\nEmaar Beachfront, Seven City &ndash; JVT and Socio at Dubai Hills Estate.<\/p><p>In\nthe secondary market, end-users purchased most apartments in established communities\nsuch as Dubai Marina, Palm Jumeirah and International City.
