Keeping this definition in mind, homes are not about brick and mortar anymore. Today, more than ever, craftsmanship, heritage, and skill are becoming increasingly important for discerning clients – this is how true quality and luxury are being defined in the highly competitive and often complex real estate sector. The buyer profile too has morphed, with today’s homeowners and investors taking a far greater interest and displaying a far better understanding of materials, design and the overall manufacturing process, actively participating in the savoir-faire. The assurance that their homes are made to the highest possible standards is often a strong point that sways the purchase decision in favor of one developer versus another.<\/p>

Perhaps one of the most prolific\narchitects of this century, Zaha Hadid had a view on structures, as with other\nthings. In order to thrive in the bespoke, luxury space, it is critical that one exceeds the customer expectation in all three areas – product concept, project management, and design aesthetic.<\/p>

For something as personal as a\nhome, nothing is as important as inspiring a sense of belonging. In the luxury\nsegment, interpreting this sentiment in the form of good design also makes\nexcellent business sense. According to the disruptive London-based real estate\nagency, The Modern House, premium design can increase the value of a home by an\naverage of 12 percent.<\/p>

Think of it as you would of a\ntraditional Swiss watchmaker, a French couture house or a handmade shoemaker\nfrom Northampton, England. Homes are just as much about the brand promise as\nmuch as they are about the actual product that you can touch and feel.<\/p>

Meaning in the make<\/strong><\/h2>

It is not uncommon in markets\nsuch as Dubai to confuse gaudy fixtures and sparkly trimmings as a sign of\nluxurious living. In reality, the value of a home can be traced right back to\nthe drawing board. From the moment a design is conceived to the point of actual\nbuild, there are several factors that determine whether the final structure\nwill prove to be a worthwhile investment that will stand the test of time.<\/p>

More often than not, this cohesion of several moving parts becomes difficult due to the fact that a majority of developments follow a fragmented approach to design and build. In contrast, following a singular build strategy focused on backward integration offers greater control over the process. This means that everything from concept design, to the development and installation of MEP grids, landscaping and interiors are all managed in one seamless workstream.<\/p>

The benefits of design-build\nintegration are now widely accepted across the world. According to research by the Construction Industry Institute\n(CII), part of Penn State Research in\nthe US, backward integration can save up to 6.1\npercent in costs and deliver projects 33.5 percent faster than traditional general\ncontracting.<\/p>
