during this period, over <strong>2,145<\/strong>&nbsp; sales transactions took place, while in Q1 2023, <strong>2,286<\/strong> transactions were recorded.&nbsp;<\/li>\n\n\n\n<li>The value of sales transactions also showed a decline in the value, reaching <strong>AED 6 billion<\/strong>, which marks a YoY decrease of &ndash;<strong>18%<\/strong>.<\/li>\n\n\n\n<li>For the existing property transactions, it had a YoY increase of around <strong>30% <\/strong>in volume, recording more than <strong>814<\/strong> transactions.<\/li>\n\n\n\n<li>On the other hand, the demand decreased in the <a class=\"wpil_keyword_link\" title=\"off-plan\" data-wpil-keyword-link=\"linked\" data-wpil-monitor-id=\"75\" href=\"https:\/\/www.propertyfinder.ae\/en\/new-projects\" target=\"_blank\">off-plan<\/a> sector as the YoY volume decreased by <strong>-20%<\/strong>, and the value witnessed a YoY decline of around <strong>-20%.<\/strong><\/li>\n<\/ul><h3 class=\"wp-block-heading\" id=\"h-market-performance\"><strong>Market Performance<\/strong><\/h3><h4 class=\"wp-block-heading\" id=\"h-total-sales-transactions-nbsp\"><strong>Total Sales Transactions&nbsp;<\/strong><\/h4><ul class=\"wp-block-list\">\n<li>According to the Department of Municipalities and Transport&rsquo;s (DMT) data, during Q1 2024, the UAE&rsquo;s capital witnessed a decrease in the total sales transactions in both residential and commercial types.&nbsp;<\/li>\n\n\n\n<li>The total number of transactions reached <strong>2,145.<\/strong><\/li>\n\n\n\n<li>During this period, the residential transactions reached<strong> 78% <\/strong>of the total volume and around <strong>64%<\/strong> of the total value.<\/li>\n\n\n\n<li>Regarding the transaction value, it amounted to <strong>AED 6.02 Billion,<\/strong> while in Q1 2023, it reached <strong>AED 7.34 Billion<\/strong>, showing a <strong>-18%<\/strong> decrease.&nbsp;<\/li>\n<\/ul><figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"800\" height=\"534\" src=\"https:\/\/www.propertyfinder.ae\/blog\/wp-content\/uploads\/2024\/04\/shutterstock_1173805696-1-800x534.jpg\" alt=\"\" class=\"wp-image-92038\" srcset=\"https:\/\/www.propertyfinder.ae\/blog\/wp-content\/uploads\/2024\/04\/shutterstock_1173805696-1-800x534.jpg 800w, https:\/\/www.propertyfinder.ae\/blog\/wp-content\/uploads\/2024\/04\/shutterstock_1173805696-1-400x267.jpg 400w, https:\/\/www.propertyfinder.ae\/blog\/wp-content\/uploads\/2024\/04\/shutterstock_1173805696-1.jpg 1000w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/figure><h4 class=\"wp-block-heading\" id=\"h-off-plan-sales-transactions\"><strong>Off-plan Sales Transactions<\/strong><\/h4><p><strong>Volume<\/strong><\/p><ul class=\"wp-block-list\">\n<li>During Q1 2024, the off-plan market registered around <strong>1,331<\/strong> residential off-plan sales transactions compared to <strong>1,658<\/strong> transactions in Q1 2023.&nbsp;<br><br>This represents <strong>62% <\/strong>of the total transactions compared to <strong>73%<\/strong> in <strong>Q1 2023, <\/strong>recording a high YoY decrease of <strong>-20%<\/strong> in terms of volume.&nbsp;&nbsp;<\/li>\n<\/ul><p><strong>Value<\/strong><\/p><ul class=\"wp-block-list\">\n<li>The off-plan sales transactions value in Q1 2024 accounted for <strong>AED 4.28&nbsp; Billion, <\/strong>which is <strong>71% <\/strong>of the total sales transactions value.&nbsp;<br><br>During this year, it showed a significant decline of <strong>-20% <\/strong>compared to Q1 2023.&nbsp;<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-existing-ready-sales-transactions\">Existing\/Ready Sales Transactions<\/h4><ul class=\"wp-block-list\">\n<li>The existing\/ready market registered <strong>814<\/strong> transactions in <strong>Q1 2024<\/strong>, which represents about <strong>38%<\/strong> of the total transactions. In<strong> Q1 2023<\/strong>, the total transactions reached <strong>628<\/strong> transactions, contributing to <strong>27%<\/strong> of the total transactions in this period.&nbsp;<\/li>\n<\/ul><ul class=\"wp-block-list\">\n<li>The value of the existing\/ready market transaction amounted to <strong>AED 1.74 Billion<\/strong>, representing <strong>29%<\/strong> of the total sales transactions value, while in Q1 2023, it reached <strong>27%.<\/strong><\/li>\n<\/ul><p>Moreover, it witnessed a decline of <strong>-13.4%<\/strong> compared to <strong>AED 2 Billion<\/strong> in Q1 2023.&nbsp;<\/p><h2 class=\"wp-block-heading\" id=\"2\"><strong>Dubai<\/strong><\/h2><h3 class=\"wp-block-heading\" id=\"h-highlights-nbsp-0\"><strong>Highlights&nbsp;<\/strong><\/h3><ul class=\"wp-block-list\">\n<li>Dubai&rsquo;s real estate market witnessed a YoY surge of <strong>17% <\/strong>in the number of sales transactions during Q1 2024. Compared to Q1 2023, it witnessed<strong> 31,000<\/strong> transactions, which shows a substantial increase of <strong>17%<\/strong>.<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-off-plan-sales-transactions-0\"><strong>Off-plan Sales Transactions<\/strong><\/h4><ul class=\"wp-block-list\">\n<li>In Q1 2024, the off-plan sales transactions reached <strong>16,600<\/strong> compared to <strong>16,000 <\/strong>transactions in Q1 2023.&nbsp;<br><br>This represents <strong>46%<\/strong> of the total transaction volume compared to <strong>52%<\/strong> of the total transactions in Q1 2023. Consequently, the off-plan transactions showed a slight YoY increase of <strong>4%<\/strong> in terms of volume.<\/li>\n<\/ul><ul class=\"wp-block-list\">\n<li>For the off-plan sales transactions value during Q1 2024, it reached <strong>AED 37,4<\/strong> <strong>billion<\/strong>, representing <strong>32%<\/strong> of the total sales transactions value.&nbsp;<br><br>It recorded a <strong>5% <\/strong>increase compared to Q1 2023 when the total sales transactions value was <strong>AED 35.5 billion<\/strong>, contributing <strong>40%<\/strong> of the total value.<\/li>\n<\/ul><h4 class=\"wp-block-heading\" id=\"h-existing-ready-sales-transactions-0\"><strong>Existing\/Ready Sales Transactions<\/strong><\/h4><ul class=\"wp-block-list\">\n<li>In Q1 2024, the existing\/ready market registered around <strong>19,600 <\/strong>transactions.<br><br>This reflects an increase in its market share to <strong>54% <\/strong>of the total transactions compared to around <strong>15,000 <\/strong>transactions, which represented <strong>48%<\/strong> of the total transactions in Q1 2023.<\/li>\n<\/ul><ul class=\"wp-block-list\">\n<li>The existing\/ready transaction value reached <strong>AED 78.200 Billion<\/strong> in Q1 2024, which constitutes <strong>68%<\/strong> of the existing sales transactions value, compared to <strong>60% <\/strong>in Q1
