Annual Rent is AED 192,000/- + 20% VAT to DREC + 5% Deposit + 5 Commission (AED 500 monthly per room) + 3 MONTHS FREE RENT.
Additional Terms and Conditions:
a) Net rent per room per month at AED 450/- per month.
b) Dubai Real Estate Corporation (DREC) 20% of the Total Rental Amount + VAT must be paid in advance by tenant.
c) VAT/NOC/Ejari Payable by tenant.
d) Three months grace period will be only given for maintaining rooms and shifting.
e) Grease trap blockage if occurred, is tenant’s responsibility.
f) AC gas filling, servicing and cleaning will be tenant’s responsibility, where civil works, plumbing works, electrical works are tenants’ responsibility.
g) Civil, Plumbing, Electrical including Painting Works are Tenants responsibility
h) Landlord is responsible only for fire system and insurance of the built (the building only).
i) Tenant to ensure his staff, staff’s belongings and workmen insurance.
j) Tenant will be liable for any loss and any claims related to insurance of the built/building and its premises in the event tenant violating, breaching, misusing any of the property, property’s premises which caused fire or cause of fire.
k) Any fines or penalties levied or imposed by Municipality on tenant will be tenant’s liability to pay within 7 days and if this is not paid within the said time Contract shall be Terminated imposing with Three months’ Rent Penalty & No Security Deposit will be refunded & 12% interest will be charged for any delay of payment until its settled.
l) If Tenant has been found doing to the following (Not Maintaining Cleanliness of the premises, Loud Music, Fighting, Drinking, Disturbing other people) Landlord will imposed a Penalty of AED 5,000/- to Tenant.
m) Utility, Billings such as DEWA, Telecommunications and Consumables are tenant’s responsibility on consumption basis.
n) Pest control and any other treatment procedures are tenant’s responsibility.
o) Safety of gas stoves, using kitchen is tenant’s responsibility.
p) 2 rooms for camp boss & medical room should be omitted from the general contract as these are basic necessity provided by land Lord and Contract made for 30 rooms
q) Maximum 4 Persons per Room only can occupy if more than 4 Persons have been found a Penalty of AED 5,000/- to be paid by the Tenant and only Male Occupants are allowed in the Camp and No Guest are allowed inside the camp.
