I’m living in JVC for 3 years now and it’s a great place to live if you are looking for apartments with good value for money. JVC is located near Al Khail Road meaning approximately 20 minutes from Dowtown, around 15 minutes from Marina, around 10 minutes from Dubai Hills Mall, so it’s a well located community. Few downsides I noticed are that it’s a non-pedestrian area so really difficult to go for a walk and a lot of traffic at the exits due to very few exits available unfortunately.

JVC is one of my favorite if not my absolute favorite communities in Dubai, entry and exit are crowded during peak hours, but what area is not facing the same nowadays in Dubai! I loved the green spaces, multiple parks (including Dog Parks) and a shopping mall with a cinema and a big hyper market. Walking is very much encouraged, and services are around every corner.

I’ve visited JVC multiple times while considering it for investment. The community itself is well planned, family-friendly, and has good walkability, greenery, and parks, which makes it appealing from a lifestyle point of view. however, connectivity is still a challenge. Commute times can be inconvenient, sometimes or actually most of times ,and relying on a car is almost mandatory. Another downside is the ongoing construction across many parts of the community, which impacts noise levels and overall calmness. From an investment perspective, the price versus value didn’t fully justify the decision yet, given the commute and construction factors. Overall, it’s a good community with strong potential, but still needs time to mature.

AKA Residence is a great place for both families and bachelors. However, the water quality is not great on the higher floors. They do clean the water tank every 6 months but that does not seem to contribute to improving the water quality. Mandatory to get a shower filer (BLU). Also, there is a lot of construction around the building so do expect a bit of noise for the next 2-3 years. The pool is great, excellent location. The building is surrounded by the famous JVC parks, conveniently placed walking distance away from a mosque, multiple restaurants and FIVE JVC. There are 2 supermarkets downstairs, one restaurant and one laundry. The rent has been going up tho.
