Nice, peaceful and calm location. Lots of parks, supermarkets, restaurant options. Overall good. Can see a lot of pets. Traffic is high , but more exits are in master plan when its opened should reduce. Big Nakheel mall is additionally coming. Metro station (Gold line) is coming up by 2029.

We’ve been living in JVC for about 6 years now. We started off in JVC 2 and recently moved to JVC 1, which is definitely quieter and feels a bit more peaceful. To be honest, even with the traffic getting in and out during rush hour, we still really love living here. It just has this easy, comfortable vibe that’s hard to explain until you actually experience it. There’s always something going on, but it never feels too busy or overwhelming. One of the things we enjoy the most is how green and walkable it is. There’s a park almost every kilometre, loads of dog-friendly spots, and it just makes day-to-day life nicer. We’ve gotten into the habit of going for walks in the mornings or evenings, and it’s genuinely one of our favourite parts of living here. The parks have also been upgraded recently, with more sports facilities like basketball courts, padel, cricket nets, and more, which has been great to see. Everything you need is pretty much around you. There are so many food options, all kinds of cuisines, plus salons, small shops, printing places, and all the usual essentials. Circle Mall is super convenient too. Nesto is great for groceries, and there are plenty of cafes and little spots when you need something quick or last-minute. There’s also a nice social side to JVC. Places like Goose Island and McCafferty’s, along with all the brunch spots, mean you don’t really have to leave the area for a good night out. It’s especially nice for young couples or anyone who wants that social life without being in the middle of the chaos. What we’ve really come to appreciate over time is the community itself. People are generally friendly, things feel calm, and overall, it feels safe. It’s one of those places where you settle into a routine quite naturally. If there’s one thing we’d hope to see improve, it would be getting in and out of JVC. Traffic during peak times can be a bit frustrating, and having more entry and exit points would make a big difference. Public transport is still quite limited too, so you do end up relying on driving or taxis. That said, it’s nice to see that things are improving, with new traffic signals going in and roads being upgraded across different areas. Overall, JVC has been a really great place for us. It just feels easy to live here, and that’s probably the best way to describe it.

The community was good until about two years ago with the walk-friendly capabilities, the parks to the pet-friendly perks, but the traffic has gotten extremely bad and the exit is too narrow and it further increases traffic. There has been heavy construction and it's non-stop and its become an extremely expensive area to live in - the houses are way too small for the rent they are charging as well. I am planning to leave.

I've been living in GMM Tower 1 for almost 5 years now and it's been a great experience overall. I see many people having a mix review about the building but let me clarify that the apartment sizes are the best layouts here and are so spacious than the other buildings in JVC, and the balcony is huge! Under the building you will find a pharmacy, grocery store, and laundry right downstairs is incredibly convenient. The building staff and security are friendly and helpful. The only downside is the JVC traffic during rush hour, but that's typical for every area now in Dubai. This building is great value for money if you want space and peaceful environment over luxury finishes. The building is pet-friendly and the gym/pool facilities are well-maintained. Recently after 5 years the management of building has improved the whole interiors of the building, which many building owners don't do for 10-15 years here in Dubai. Parking for residents is easy, everyone gets 1 parking but guest parking can be a bit of a challenge.

I recently visited Vitality Residence by Segrex Development and overall the project left a positive impression. The launch price starting from around AED 741K looks attractive for this segment, especially considering the concept and the presentation of the development. That said, there are a few points worth checking carefully before making a decision. Transport accessibility is not ideal yet, so it is important to understand how convenient daily commuting will be, especially without a car. The surrounding infrastructure also still feels like it is developing, so buyers should realistically evaluate nearby retail, services, public transport options, and the overall maturity of the area.

I've been living here for almost two years - one thing is that the building is very well maintained and the maintenance assistance is quick as well. Better quality materials could be used to build though as there is crumbling of the walls from time to time. The rent is a little too high for the quality.

    Yes as multiple handovers are expected in 2026 and 2027 which can bring lot of oversupply. Also price per sq ft at which stocks was sold is highly variable

    Traffic in Jumeirah Village Circle (JVC) is one of the biggest concerns for residents. During peak hours, it can take 20–40 minutes just to exit or enter the community, especially on weekdays. The main reasons are: Only a limited number of major entry and exit points. Heavy population growth as many new residential buildings have been completed. Congestion at junctions connecting to Al Khail Road and Sheikh Mohammed Bin Zayed Road. School traffic during morning and afternoon hours. To avoid the worst traffic: Leave before 7:00–7:15 AM if commuting to work. Return before 4:30 PM or after 7:30 PM where possible. Use different exits depending on your destination rather than always taking the main JVC exits. Navigation apps such as Google Maps or Waze often reroute through less congested internal roads based on live traffic. If you work from home, schedule errands outside peak hours.
