Nice, peaceful and calm location. Lots of parks, supermarkets, restaurant options. Overall good. Can see a lot of pets. Traffic is high , but more exits are in master plan when its opened should reduce. Big Nakheel mall is additionally coming. Metro station (Gold line) is coming up by 2029.
This neighborhood is known for its calm and peaceful atmosphere, making it a great place to live. It offers plenty of parks and green spaces, perfect for walking, relaxing, and enjoying the outdoors without feeling crowded. One of its biggest advantages is how self-contained it is. You’ll find a wide range of amenities—shops, cafés, and recreational facilities, all within the neighborhood, so there’s rarely a need to go elsewhere. The only drawback is some traffic during peak hours, but it’s generally manageable and not a major issue. Overall, it’s a quiet, convenient, and well-equipped place with a high quality of life.

We’ve been living in JVC for about 6 years now. We started off in JVC 2 and recently moved to JVC 1, which is definitely quieter and feels a bit more peaceful. To be honest, even with the traffic getting in and out during rush hour, we still really love living here. It just has this easy, comfortable vibe that’s hard to explain until you actually experience it. There’s always something going on, but it never feels too busy or overwhelming. One of the things we enjoy the most is how green and walkable it is. There’s a park almost every kilometre, loads of dog-friendly spots, and it just makes day-to-day life nicer. We’ve gotten into the habit of going for walks in the mornings or evenings, and it’s genuinely one of our favourite parts of living here. The parks have also been upgraded recently, with more sports facilities like basketball courts, padel, cricket nets, and more, which has been great to see. Everything you need is pretty much around you. There are so many food options, all kinds of cuisines, plus salons, small shops, printing places, and all the usual essentials. Circle Mall is super convenient too. Nesto is great for groceries, and there are plenty of cafes and little spots when you need something quick or last-minute. There’s also a nice social side to JVC. Places like Goose Island and McCafferty’s, along with all the brunch spots, mean you don’t really have to leave the area for a good night out. It’s especially nice for young couples or anyone who wants that social life without being in the middle of the chaos. What we’ve really come to appreciate over time is the community itself. People are generally friendly, things feel calm, and overall, it feels safe. It’s one of those places where you settle into a routine quite naturally. If there’s one thing we’d hope to see improve, it would be getting in and out of JVC. Traffic during peak times can be a bit frustrating, and having more entry and exit points would make a big difference. Public transport is still quite limited too, so you do end up relying on driving or taxis. That said, it’s nice to see that things are improving, with new traffic signals going in and roads being upgraded across different areas. Overall, JVC has been a really great place for us. It just feels easy to live here, and that’s probably the best way to describe it.
The community was good until about two years ago with the walk-friendly capabilities, the parks to the pet-friendly perks, but the traffic has gotten extremely bad and the exit is too narrow and it further increases traffic. There has been heavy construction and it's non-stop and its become an extremely expensive area to live in - the houses are way too small for the rent they are charging as well. I am planning to leave.
JVC has multiple districts, some of which are calm and peaceful, making them ideal for families. The community has plenty of parks and greenery, creating a pleasant environment for residents. There is also a mall within the community, so daily needs can be met without having to travel outside. Additionally, there are several dining options available, offering a variety of cuisines. Some districts can be quite busy, particularly due to ongoing construction activities. Another common issue is traffic at the entry and exit points of JVC, where roads tend to get congested during the morning and evening peak hours. While there are several restaurants, the area currently has limited good Indian restaurant options.
Belgravia 1
One of the absolute best residential developments in JVC! Belgravia 1 offers top-tier build quality, excellent soundproofing, and very thoughtful layouts. The location is unbeatable — positioned right at the main entrance/exit of JVC, which saves so much time as you completely avoid internal neighborhood traffic jams. It's a low-rise 5-story building with a quiet, safe, and very respectful community. Facilities and maintenance are kept in pristine condition at all times. Having a green park right next door, shops within walking distance, and 10 minutes drive to Dubai Hills Mall makes living here incredibly convenient. Highly recommended!

30 seconds to Circle Mall & Park, 60-120 seconds to Hessa Street ! Great location, don't have to get stuck in traffic going out or coming in JVC. New management has improved things massively.

I love jvc! I’ve lived here since the beginning almost 13 years. It’s fabulous. Almost complete, continuous improvements, loads of retail, F&B, hotels, the Mall, parks, community activities it’s fun! Location so convenient. I’m looking forward to when the master plan is fulfilled!!!

O2 Tower
After reading a lot of conflicting reviews about O2 Tower in JVC with some people saying the reviews are overly positive or even written by management I decided to share my own honest experience after living here for about two months. Overall the building is well-maintained The common areas has been average clean and the general smell throughout the building is pleasant A major improvement is that the AC system and corridors have been recently renovated which seems to have resolved previous issues like mold or water leakage On the downside the front of the building needs attention The pavement is damaged and cars are often parked on it which makes the area look untidy and poorly organized As for security my experience so far has been average nothing exceptional but no major concerns either In summary the building itself is in decent condition but the exterior and surrounding organization could be better managed

Though the project looks good on paper, I hope AYS does not delay it! Because they have delayed all other projects! Q Gardens Loft was supposed to delivered last year, but it is still under construction!!!

If the numbers are right, JVT’s limited supply can support long-term value, but JVC may offer better liquidity and rental options.

Lower supply always makes a difference as that impacts the overall levels of demand, however there’s also scarcity within the brands of developers which also helps in a community like JVC, one which is traditionally known for higher quantity options and more of a variety to choose from

it's depends what kind of investment so in jvt most villas and if you compare with jvc than jvc is much better than jvt because this one bigger community than jvt. have each and everything here. most important thing for ROI jvc is high on demand. In jvt most people are end users.

The main difference between JVC and JVT is that JVC has many buildings under construction and also many buildings recently handed over. This means that there is a lot of competition between the community with clients spoilt for choice when looking for a property. JVT has high demand and the community is no where near as developed. Meaning for investment JVT is what I would recommend from a ROI perspective looking 5 years ahead once the community is much more developed.

JVC is a very good community when it comes to convenience. You have parks, restaurants, barbers, pubs, shopping Center and much more all within a 10 minute drive. JVC also offer a wide range for all types of tenants and buyers from studios to penthouses and villas. I would say JVC certainly is a good area to consider when looking for a decent place to stay in.

if you are looking first time investment in Dubai than we will suggest ready property because here you can get 8% to 9% return easily. than second if you want to invest long-term and want to buy multiple options than off plan is better because easy instalment and high appreciation on handover also

It really depends on what your intentions are? First of all are you buying as an end user or as an investment? Second of all what are your plans with the property in the next 5 years? Also what budget do you have in mind, as the Marina is seen as much more luxurious and quicker for rental transactions than JVC but Ofcourse typically it also has a higher price tag. As a whole I would always push a client towards the Marina whether that’s secondary or offplan as the marina always has very high demand and it has proven so for over 20 years.
