JVC is packed with amenities: 30+ parks, schools, supermarkets, gyms, restaurants, and healthcare facilities.
We’ve been living in JVC for about 6 years now. We started off in JVC 2 and recently moved to JVC 1, which is definitely quieter and feels a bit more peaceful. To be honest, even with the traffic getting in and out during rush hour, we still really love living here. It just has this easy, comfortable vibe that’s hard to explain until you actually experience it. There’s always something going on, but it never feels too busy or overwhelming. One of the things we enjoy the most is how green and walkable it is. There’s a park almost every kilometre, loads of dog-friendly spots, and it just makes day-to-day life nicer. We’ve gotten into the habit of going for walks in the mornings or evenings, and it’s genuinely one of our favourite parts of living here. The parks have also been upgraded recently, with more sports facilities like basketball courts, padel, cricket nets, and more, which has been great to see. Everything you need is pretty much around you. There are so many food options, all kinds of cuisines, plus salons, small shops, printing places, and all the usual essentials. Circle Mall is super convenient too. Nesto is great for groceries, and there are plenty of cafes and little spots when you need something quick or last-minute. There’s also a nice social side to JVC. Places like Goose Island and McCafferty’s, along with all the brunch spots, mean you don’t really have to leave the area for a good night out. It’s especially nice for young couples or anyone who wants that social life without being in the middle of the chaos. What we’ve really come to appreciate over time is the community itself. People are generally friendly, things feel calm, and overall, it feels safe. It’s one of those places where you settle into a routine quite naturally. If there’s one thing we’d hope to see improve, it would be getting in and out of JVC. Traffic during peak times can be a bit frustrating, and having more entry and exit points would make a big difference. Public transport is still quite limited too, so you do end up relying on driving or taxis. That said, it’s nice to see that things are improving, with new traffic signals going in and roads being upgraded across different areas. Overall, JVC has been a really great place for us. It just feels easy to live here, and that’s probably the best way to describe it.
The community was good until about two years ago with the walk-friendly capabilities, the parks to the pet-friendly perks, but the traffic has gotten extremely bad and the exit is too narrow and it further increases traffic. There has been heavy construction and it's non-stop and its become an extremely expensive area to live in - the houses are way too small for the rent they are charging as well. I am planning to leave.
JVC has multiple districts, some of which are calm and peaceful, making them ideal for families. The community has plenty of parks and greenery, creating a pleasant environment for residents. There is also a mall within the community, so daily needs can be met without having to travel outside. Additionally, there are several dining options available, offering a variety of cuisines. Some districts can be quite busy, particularly due to ongoing construction activities. Another common issue is traffic at the entry and exit points of JVC, where roads tend to get congested during the morning and evening peak hours. While there are several restaurants, the area currently has limited good Indian restaurant options.
A reasonable place to live with a good central location. It's fairly easy to reach areas like the Marina or Downtown from here when there isn't traffic. The community is well-served by local supermarkets and the new mall. However, the lack of public transport options and the heavy exit traffic during peak hours are things to keep in mind. Good for those on a budget who drive.
I’m living in JVC for 3 years now and it’s a great place to live if you are looking for apartments with good value for money. JVC is located near Al Khail Road meaning approximately 20 minutes from Dowtown, around 15 minutes from Marina, around 10 minutes from Dubai Hills Mall, so it’s a well located community. Few downsides I noticed are that it’s a non-pedestrian area so really difficult to go for a walk and a lot of traffic at the exits due to very few exits available unfortunately.
JVC is one of my favorite if not my absolute favorite communities in Dubai, entry and exit are crowded during peak hours, but what area is not facing the same nowadays in Dubai! I loved the green spaces, multiple parks (including Dog Parks) and a shopping mall with a cinema and a big hyper market. Walking is very much encouraged, and services are around every corner.
Living Garden 2
I've been living here for almost two years - one thing is that the building is very well maintained and the maintenance assistance is quick as well. Better quality materials could be used to build though as there is crumbling of the walls from time to time. The rent is a little too high for the quality.
Florence 2
Florence 2 offers one of the largest square footage offerings in JVC. Well maintained and security and management are strict but fair. Guests will find a bit of trouble trying to get parking, but will enjoy having access to multiple parks within walking distance. The rooftop area is great for good weather nights, with 2 grills available to use.
La Residencia Del Sol
Unique villas with front and side views in a private community of 24 homes. Features include underground parking, landscaped garden, upgraded kitchen, en-suite bathrooms, and a master terrace. Located in a friendly international community behind the school (no traffic), with coffee shops, restaurants, market delivery, and a supermarket just minutes away. Quick access in and out of JVC.
Belgravia 3
Disappointed by Ellington’s sudden 100%+ increase in parking fees in the building’s 4th year. After years of stable rates, such a sharp rise without notice is concerning. Makes you wonder if fees for gym or pool might follow. Just a heads-up for anyone considering buying or renting.
Reef Residence
I have been here for 5 years and I m loving it. I m in a 1 bed apartement and it’s quite spacious and bright. Wardrobe space is another thing I m happy about and the kitchen has been nicely refurbished by the landlord so it looks modern now. Only thing there’s construction next to the building so it gets noisy sometimes but it’s only temporary.
Fortunato
Ive been living at Fortunato for over 6 months and I love the building and my apartment. The security and maintenance staff are great and always willing to help, the building is clean but there are some aesthetic issues (nothing major) but the building looks a bit old and can use a paint job. My major issue, and there seems to be no one that is able to provide a solution or is willing to fix it. The water pressure in the building is terrible. The shower will just have extremely poor pressure to the point where the water is barley coming out; the sinks will do the same, and leaks will occur. When speaking to maintenance, I was told that it was a building issue and that because the water tanks are in the basement, the pressure drops and that they need a new system. But there is no plan for a new system. So, I'm stuck in the same position with no solution or way forward. It is becoming really frustrating.
