See all TransactionsAl Barsha balances the convenience of the city with suburban calm, making it one of the most versatile places to live in Dubai. Al Barsha 1 is fast-paced, with high-rise apartments, cafés, gyms, restaurants, and hotels, with the Mall of the Emirates being the focal point. It's a popular choice for singles, couples, and professionals who want to be in the middle of the action with everything at their doorstep.
Move into Barsha 2, 3, and South, and the atmosphere becomes more peaceful. These areas feature spacious villas, quiet residential streets, neighborhood parks, and family-focused facilities. You'll find joggers in the morning, kids cycling in the evenings, and a stronger sense of community. Many residents have lived here for years, drawn to the space, greenery, and sense of privacy without being too far from the city center.
Al Barsha Dubai is also deeply multicultural. Its accessibility, variety of property types, and excellent schooling options attract expats, young families, and long-time UAE residents. Everything is within easy reach, from fitness studios and medical centres to nurseries, clinics, and beauty salons. The area's connectivity via the metro and major highways adds to its appeal, making Al Barsha one of Dubai's most livable and well-rounded neighbourhoods.
Al Barsha is a self-sufficient neighbourhood packed with all the everyday conveniences residents need, from supermarkets and salons to clinics, pharmacies, gyms, and banks. Each sub-community, especially Barsha 1, is dotted with local shops and services, while larger outlets can be found in malls and along main roads.
I lived in Al Barsha 1 for about a year, right next to Mall of the Emirates, and honestly, it's a mixed bag. Having a major mall on your doorstep sounds great, but most established communities in Dubai have one nearby anyway, so it's not a standout perk. What it does bring is a serious traffic problem. During peak hours, congestion around the area used to be intense - back in 2023–2024, there was no direct entrance to Mall of the Emirates from Sheikh Zayed Road, so all the traffic funneled through Al Barsha's streets. It's improved since then, but it's worth knowing about. The real highlight for me is the food scene. Even now, I regularly come back to Al Barsha with friends, colleagues, and family just to eat. The restaurants offer a proper dining experience - generous portions at genuinely reasonable prices. You can get a great meal for around 40 AED, which is surprising given the tourist footfall from the mall. For whatever reason, business owners here haven't rushed to inflate prices, and that's a rare thing in Dubai. In terms of character, Al Barsha isn't a flashy neighborhood. There are no skyscrapers - all the towers are under twelve floors - and it has a more grounded, residential feel. That said, its location on the map is fantastic. You can reach Marina, Business Bay, JVC, and other key areas with ease. Like most communities in Dubai, it falls short on parks and green space. There's a small lake near Mall of the Emirates, but I wouldn't call it a proper park. As for property, the buildings are owned and managed by Emirati landlords, so purchasing isn't an option. This also tends to affect rental pricing - building owners often raise rents in alignment with one another, meaning you won't find dramatic price differences from one building to the next.
It's a perfect place for shopping, and for working family, since all the public transportation is close
Living in Town Square Dubai has a fun, lively feel that makes everyday life enjoyable. I love how the community is full of parks, walking paths, and open spaces where you can relax, exercise, or meet friends. The energy around Town Square Park is great, with cafés, shops, and plenty of activities happening around the square. Developed by Nshama, it has a friendly, welcoming vibe that’s perfect for families and young professionals. Even though it’s a little outside the busy city, the cheerful atmosphere and sense of community make it a really happy place to live
⭐⭐⭐⭐⭐ Town Square Dubai Review Town Square Dubai is a clean, peaceful, and family-friendly community with beautiful parks, walking tracks, and great nearby cafés and shops. Well planned, affordable, and perfect for a calm lifestyle.
Zahra Breeze Apartments 3A
We've lived in Hayat for 1 year and now Zahra Breeze for 2 years. The noise is unbearable from kids in the corridors and play area. The security cannot do anything. Parking is fine for 1 car per home, but not more. Pool is great, gym is average, the park and events are good in the winter. It has everything you will need being so far away from Dubai, but is now too expensive for what you get and the traffic and noise is not worth staying for.
Sand Dunes
this building is awful. NO parking - the landlord rented out the car park, if you rent there you have to pay to park. Building is full of cockroaches. Last year 4 months no AC - landlord blocked tenants and would not reply. Little to no maintenance. after the rain, no water for a week, no lifts for 5 weeks plus. Building is full of bed spaces and partitions, building related to this goes on at all hours sometimes 1130pm. Horrendous building - please avoid.

Well secured building but needs to maintain
Zahra Breeze Apartments 4A
This building is great, it’s in a calm community and security is always around to support. There is no traffic or noise and the greenery around the buildings is amazing. There are pathways for walking, it’s dog friendly, vibrant and everyone is very friendly. The only concern is the guest parking as the building has parking for guests that is only free for the first 2 hours, it’s manageable but would be nice if it were more flexible in that term in case someone would like to sleep over.
Zahra Breeze Apartments 3A
Zahra Breeze Apartments are 4 blocks (3A / 3B / 4A / 4B) of buildings located in Town Square. Each 2 blocks have their own pool and gym. Everything is good about the community except the traffic in the morning during school days at Town Square only exit.
Manazil 01
Excellent service from the building staff and facilities is amazing. Management is so friendly to deal for renting out the property.
