What you need to know about Barsha Heights (Tecom)

Barsha Heights, still widely known by its former name TECOM, sits between Sheikh Zayed Road and Al Sufouh Road in western Dubai. It has a practical, worked-in city feel, with mid-rise and high-rise towers set along a connected street grid rather than a manicured master plan.

The mix is what defines it: residential towers, hotel apartments, offices, and ground-floor retail all sit on the same blocks, so daily errands happen on foot in a way they don't in most Dubai communities. Apartments run from studios to three-bedroom units, and the hotel apartment stock adds flexible short-term options that are harder to find elsewhere at this price point.

The area draws professionals working in Dubai Internet City, Dubai Media City, and Knowledge Park, most of whom are here for the commute. Small families do well too, though the district trades green space for convenience, so anyone prioritizing parks tends to look further out.

Dubai Internet City Metro Station on the Red Line serves the community, and multiple bus routes run through it. If you drive, Sheikh Zayed Road and Hessa Street handle north-south trips.

Drove through at rush hour - very central for reaching Marina, Media City or SZR quickly. Entry/exit points onto Sheikh Zayed Road get congested at peak hours though.

Stayed a few nights in Barsha Heights and it's a solid choice if you want to be in the middle of everything. It's right on Sheikh Zayed Road, walking distance to the metro (Dubai Internet City station), and easy to get anywhere in Dubai from there. Loved that there were tons of restaurants and cafes right downstairs, and it felt lively even at night.

Barsha Heights has become Dubai's new center for both residential and business community with direct metro station i.e Dubai Internet City. It has direct connectivity to Shaikh Zayed Road as well as easy access to other major communities like Greens, JVC & Motor city to name few. You can reach malls in Marina & Palm Jumeira to Mall of the Emirates in less than 10mins. Similarly quick accessibility to beaches of JBR & Jumeirah. Barsha Heights is well planned community for both residents and commercial.

Al Fahad Tower 2

Overall, we’re okay with Al Fahad 2. The main issue is that whenever one of the lifts breaks down, it usually takes around two weeks to repair. Considering it’s a 24-floor building with a high number of residents, this causes long waiting times for the lifts. We often end up queuing for a long time, especially since we come from Basement 2. By the time the lift reaches us, it’s usually already full because many people have boarded from the ground floor.

It's a very practical place to live. The best part is definitely being right next to the metro station, which makes the daily commute straightforward. The apartments are reasonably comfortable and having hotel facilities downstairs is convenient. The lobby can get a bit crowded and the Barsha Heights traffic is heavy at times, but overall, it does the job nicely.

This building is worse management ever I have experienced 15 min que to catch the lift in morning same as afternoon and evening they should manage traffic by adjusting 2 lift for above 12 floor and other 2 lifts for upto 12th floor to control traffic. I believe this will taken as Good suggestions and one day they will understand our problem.

I have been living here for some time now, and I must say that the level of service and amenities provided is outstanding. This is the only building in Dubai that actively promotes tenant happiness and offers such a wide range of services. The maintenance team is always on top of major maintenance and facilities management, ensuring that everything runs smoothly and efficiently. The building also has an A/C team attending to issues for carefree summers. The cleaning team is dedicated to keeping communal areas and facilities clean and hygienic, which makes a big difference in the overall living experience. The car cleaning service is a convenient perk that I greatly appreciate as a busy resident. The admin team efficiently handles all administrative tasks, ensuring smooth operations and prompt responses to any inquiries. The 24-hour security provides a great sense of safety and peace of mind for all residents. The lifeguards, available from 5 am to midnight, ensure pool safety and make swimming a relaxing and safe activity. The availability of free scooters for residents' convenience is a fantastic addition, making transportation within the area easy and fun. Overall, the comprehensive range of services and the attentive staff make living here a truly enjoyable experience. Highly recommended!

Property types in Barsha Heights (Tecom)

Barsha Heights, formerly known as TECOM, has a dense urban layout of mid-rise and high-rise towers along its main roads. The market here leans heavily toward rentals, and the building stock is mostly residential towers with some commercial use mixed in. Most developments rise between 10 and 25 floors.

A few examples give you a sense of the stock: AZIZI Iris, Goldcrest Views 1 and 2, and Two Towers. Unit sizes start with studios in Al Barsha Heights of around 350 sq. ft. and go up to three-bedroom apartments exceeding 2,000 sq. ft. Shared pools, gyms, and covered parking are standard in many buildings, and studios plus one-bedroom units make up most of the supply.

You'll usually see lower per-square-foot pricing here than in neighboring Al Barsha and Dubai Marina for similar unit sizes. That's a big reason demand stays consistent among tenants who want affordable mid-tier living close to Sheikh Zayed Road.

Apartments for rent in Barsha Heights

Apartments for sale in Barsha Heights

There are several hotel apartments in Al Barsha Heights for rent and sale, which suit business travelers and residents who want furnished homes with hotel-style services. Auris Fakhruddin Hotel Apartments and First Central Hotel Apartments are two examples, offering studios and one-bedroom units with housekeeping, reception services, and on-site dining.

These furnished units usually range from 400 to 900 sq. ft. They work well for short-term corporate stays or for newcomers settling into Dubai before taking on a longer lease. Pricing is higher than standard unfurnished rentals but still below what you'd typically find in Dubai Marina's hotel apartment towers, so they can be a more cost-conscious option if you need a central address and easy highway access.

Frequently asked questions

Barsha Heights suits professionals and small families who want a central Dubai location without the premium price tags of neighboring communities like Dubai Marina or JLT. You get mid-rise apartment towers, direct access to Sheikh Zayed Road, and a solid mix of supermarkets, restaurants, and salons at street level.

Barsha Heights generally offers competitive rental yields compared to expensive neighboring communities because purchase prices remain moderate and tenant demand stays steady thanks to the central location. Returns do vary by building and unit type, so buyers should compare specific listings before committing.

Barsha Heights has both freehold and leasehold homes. The ownership status depends on the specific building or plot.

Barsha Heights was formerly known as TECOM, and many residents and taxi drivers still use that name. The rebranding took effect in 2017 as part of a wider Dubai initiative to give residential clusters distinct community identities separate from the business districts they border.

Several buildings in Barsha Heights are within walking distance of Dubai Internet City Metro Station on the Red Line. Residents on the eastern side of the community can also reach Sharaf DG Metro Station in under ten minutes by car, which makes car-free commuting practical for many.

Both communities offer mid-rise tower living at relatively affordable rents, but JLT is built around landscaped lakes and has a denser cluster layout. Barsha Heights tends to have slightly wider streets, more ground-floor retail variety, and a quieter evening atmosphere. JLT generally appeals more to residents who want waterfront jogging paths and a busier social scene.

Pet policies in Barsha Heights vary by building and landlord. Some towers are pet-friendly and allow cats or small dogs, while others apply strict no-pet rules. It's best to confirm the policy directly with the building management before signing a tenancy contract.
