Lived here for about six months as a renter and honestly Al Sufouh surprised me. It has that rare Dubai quality of feeling genuinely calm - not "quiet because nothing's here" quiet, but settled and residential. The beach is the highlight. Walking distance, barely any tourists, no beach clubs pumping music. The community itself has a good local feel. Nice cafes, sports facilities close by - everything you need without the mall-anchored setup you get in most Dubai neighborhoods. Connectivity is good - easy access to Sheikh Zayed Road and a straight shot toward both JBR and the Marina if you want the buzz. On value, for what you get - space, calm, beach access, proximity to everything - the rent makes sense.
Hilliana Tower
Great place to live with arguably best views in town. Location is a big plus without the traffic. Yes pool and maintenance could be better but overall a great medium sized tower with great views and good Location
Vita Residencia
I lived briefly in Vita Residencia, and I don't recommend it. It has issues with sewage odors, finishing quality, and unresponsive management. There were significant delays and contract disputes, which led to a less-than-ideal living experience. If you value reliable service and timely responses, consider other options. The building wise is poorly managed, very rude management team could have been a very nice neighborhood. The location wise is perfect no traffic, very quite but driving to everywhere is convenient.

The pool and gym are tiny, the sun never shines on the pool, and whenever they fix something it breaks again such as the washing machine. They promised to fix the window more than a year ago and they still have not, so the bedroom window does not open. The new management does not care about the tenants. They want to squeeze you out of your money. They are illegally increasing rent by 20% and do not want to cooperate even with the government decision. For the past few months there has been construction near the property so during the day and sometimes even at night there are some noises.

Residents benefit from a peaceful living environment, with excellent noise control, apart from the occasional construction noises, and minimal traffic near the property. The only issue with the pool is that the sun doesn't shine there during the day, but otherwise it's quite nice. The property's major drawback is its poor guest parking options, which can inconvenience both residents and their visitors.
