What you need to know about Al Furjan

Al Furjan sits in the Jebel Ali district of Dubai. Its name comes from the Arabic phrase for a collection of small villages, which fits the way the community feels day to day.

Nakheel master-planned the neighborhood with a mix of low-rise apartment buildings and gated villa and townhouse clusters, tied together by walkable streets, landscaped paths, and pocket parks.

Construction started in 2010, the first phases opened in 2013, and the area has kept filling out since then with new towers, retail pavilions, and villa releases.

This area works well for families and buyers who want more space and a quieter setting without giving up the metro. Al Furjan Metro station on the Route 2020 line gives residents a direct link to Dubai Marina, Expo City, and the wider Red Line. If you drive, Sheikh Mohammed bin Zayed Road and Al Yalayis Street handle trips to Downtown, DIFC, or Abu Dhabi.

Apartment towers near the station tend to attract young professionals, while families usually spread into the villa clusters where kids' parks and community pools sit within walking distance of home.

Al Furjan borders Discovery Gardens, The Gardens, Jebel Ali Village, and Jumeirah Park, while Ibn Battuta Mall and Dubai Investment Park are about a four-minute drive.

Al Furjan is an ideal community for those seeking a balanced lifestyle, offering the perfect blend of connectivity and tranquility. Strategically located with direct access to the Dubai Metro, it is a commuter’s dream—making my husband’s daily travel to Abu Dhabi remarkably easy while keeping my own office at Al Fardan Exchange well within reach. Whether you prefer modern apartments or spacious villas, the community feels fresh and well-maintained. Life here is defined by its serene atmosphere: mornings and evenings are best spent walking through lush greenery accompanied by the sound of birds, all with minimal traffic to disturb the peace. For families, the abundance of parks and playgrounds provides a safe, vibrant space for children to play. Meanwhile, the Al Furjan Club serves as a dedicated hub for health and recreation, offering everything from padel courts to professional fitness lessons. In Al Furjan, you truly get the best of both worlds—metropolitan convenience paired with a quiet, village-like charm.

I’ve been living in Al Furjan for some time now. I think it’s a great place to live. The community feels quiet and well-planned which makes it perfect for families and people who like an area unlike the busy parts of Dubai. One of the things about Al Furjan is that it’s easy to get around if you have a Car. Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road are nearby so I can get to Dubai Marina, Jebel Ali or even Expo City easily. But if you do not own a car, then public transport is a but problematic in the inner areas. The bus F45 goes around, but the frequency is not great. The Discovery Gardens Metro Station is close by from many areas, but again, if you stay in the inner areas, it can be upwards 45 mins of walk. There is the Al Furjan Pavilion and Al Furjan West Pavilion which have everything I need like supermarkets, cafes, pharmacies and small restaurants. I also like that there are parks walking tracks and open spaces in Al Furjan so it’s easy to go for a walk or spend time outdoors. Overall I think Al Furjan is a great place to live because it’s peaceful. Personally, I’ve really enjoyed living in Al Furjan.

Prasat M.

It has good connectivity with direct access to major highways and the Dubai Metro Route EXPO 2020 via Al Furjan Metro Station, making travel to places like Dubai Marina easy. Overall, it’s considered a comfortable and affordable area for families and investors, though some parts are still developing.

I love how calm Al Furjan is, yet it still has everything you need. The community mall, Furjan Pavilion, has a Spinneys and a couple of restaurants, pharmacies, and a tailor shop. Al Furjan Club next to the pavilion has a gym, swimming pool, and a tennis court, so you have everything in one place. The metro is a 5-minute walk from my building (Masakin Al Furjan), which makes commuting a breeze. There are also plenty of walking tracks, and the one leading to the pavilion is especially green. Driving is quite effortless since traffic isn't an issue here. Plus, apartments here are reasonably priced compared to other areas. The only downside is that Al Furjan needs more leisure options.

Renting an apartment here has been the worst experience of my life. The building was supposed to be brand new, but has many issues with plumbing. The amenities, like the kids’ play area and swimming pool, are also closed for the last 6months with no end in sight for its opening. To make matters worse, construction is happening on two nearby buildings and the roads are being repaired.

I have lived in Westwood by Imtiaz for around a year. During my time there, the building security and maintenance was amazing. The building sits in the middle of Discovery Gardens and The Gardens metro stations - both easily walkable. There is a convenience store nearby and the Discovery Pavilion complex is also nearby for any shopping. All rooms are smart home equipped and easy to setup. The furnishing quality of the building is top notch. I really enjoyed using the facilities like gym, swimming pool etc as well since they were properly maintained and cleaned regularly.

If you are looking for a standalone villa community close to the main roads this is the place. Not many people know that Al Furjan is huge, and some places you need to drive for kms before you hit the exit. This community is ideal if you need to be close to main exits.

Property types in Al Furjan

Al Furjan combines low and mid-rise apartment buildings with gated villa and townhouse clusters, all arranged around walkable streets and pocket parks. Nakheel master-planned the community, and Azizi Developments, Danube Properties, Imtiaz Developments, Ghreiwati Property Development, BNH Real Estate, Grand Properties, and Nabni Development helped shape the residential mix.

Apartment stock in Al Furjan ranges from studios to 3-bedroom layouts, plus a smaller number of duplexes. Most sit in mid-rise towers, and some come chiller-free, which helps keep monthly bills more predictable.

Azizi Developments has a big footprint here, with Azizi Star, Azizi Central, Azizi Amir, Azizi Orchid, Azizi Zain, Samia Azizi, Shaista Residences, and Roy Mediterranean offering studios from roughly 320 sq ft and one to three-bedroom units up to about 1,800 sq ft.

If you're looking for an apartment near the metro in Al Furjan, consider Masakin Al Furjan, Orchid by Azizi, Liatris by Azizi, Victoria Residency, Avenue Residence 1, and many more options along the Gardens Boulevard street as they’re a walking distance from the Furjan Metro Station.

Meanwhile, if you’re looking for furnished apartments in Al Furjan, explore Gemz by Danube, Pearlz by Danube, Starz Tower 1 and 2, and Glamz 1 and 2, which are all known for furnished studios and one-bedroom homes.

For bigger family layouts, Topaz Avenue by Grand Properties, Equiti Home, Equiti Residence, and Millennium Talia Residences are the names to look at.

Two- and three-bedroom units there often include a maid's room. Median apartment prices trend below neighboring Jumeirah Village Circle and Jumeirah Lake Towers, which makes Al Furjan a more accessible entry point in western Dubai.

The community is split into distinct zones and sub-communities, so you get a lot of choice without changing address. On the villa side, North Village includes Quortaj, Dubai Style, and Al Hejaz, while newer gated communities include Murooj Al Furjan East and West and Tilal Al Furjan.

Villas in Al Furjan come in 3 to 6-bedroom configurations across gated subcommunities built in Quortaj, Al Hejaz, and Dubai architectural styles, while newer phases lean more contemporary.

Murooj Al Furjan by Nakheel, split into east and west phases, offers 3 and 4-bedroom villas from about 2,180 to 3,750 sq ft on plots up to 7,700 sq ft, and many have private pools. Tilal Al Furjan, also by Nakheel, has 4-bedroom villas around 3,300 to 4,900 sq ft on generous plots.

If you need more space, Dubai Style, West Village, and Quortaj include larger 5 and 6-bedroom homes that reach 6,500 sq ft or more, with some offering roof access and standalone plots. Villa prices here typically undercut Jumeirah Park and Jumeirah Golf Estates for comparable sizes, which helps explain the strong investor demand in recent phases.

Duplex layouts show up in select apartment towers and villa clusters, giving buyers two-story living without needing a standalone plot.

Equiti Home A offers upgraded 3-bedroom duplexes around 2,300 sq ft with spacious living zones and community views.

Reef 999 has 4 and 5-bedroom duplex units reaching 3,741 sq ft, combining apartment amenities with villa-scale interiors.

Gemz by Danube also includes duplex configurations. These homes usually sit between standard apartments and villas on price, which appeals to families who want more vertical space and building services instead of a private garden.

Serviced and hotel apartments in Al Furjan are concentrated in the Azizi-developed pocket near Discovery Gardens. Azizi Star, AZIZI Roy Mediterranean, AZIZI Pearl, Candace Acacia, Candace Aster, and Azizi Sakandar offer studios for rent in Al Furjan from roughly 310 to 480 sq ft and one to two-bedroom units up to 1,140 sq ft, with most fully furnished.

Studios for sale in Al Furjan start around AED 450K, well below hotel apartment rates in Dubai Marina or Jumeirah Lake Towers, which is why they appeal to yield-focused investors and short-stay operators. Millennium Talia Residences adds a Millennium-branded option with one and two-bedroom furnished units near the metro.

Frequently asked questions

Nakheel Properties developed Al Furjan and manages the community. The master developer planned the villa clusters, apartment plots, and shared amenities, and it still oversees community services across the neighborhood.

Al Furjan suits families and long-term renters who want quiet streets, walkable pavilions, and a metro stop on the doorstep. Al Furjan Metro on the Route 2020 line sits within the community, and Sheikh Mohammed bin Zayed Road puts Dubai Marina and Expo City within about 11 to 12 minutes and roughly 15 minutes by car. It's less suited to residents who want nightlife on the doorstep or waterfront views.

Al Furjan is not fully gated today, but Nakheel has confirmed that gating is underway after owner consultations. Some areas such as Masakin Al Furjan and Tilal Al Furjan are already gated, which often causes the confusion.

Construction of Al Furjan began in September 2010, and the first phase was completed in May 2013. The community has expanded steadily since then with new villa clusters like Murooj Al Furjan and Tilal Al Furjan, plus a wave of apartment towers by Azizi, Danube, and others.

Yes, Al Furjan is a freehold community. Property for sale in Al Furjan can be owned outright by UAE residents and overseas buyers, which is one reason the area draws a steady mix of end-users and investors.

Al Furjan appeals to investors thanks to a rental yield around 5.7% and prices that start from roughly AED 450K for apartments for sale in Al Furjan and rise into the multi-millions for villas for sale in Murooj Al Furjan and Tilal Al Furjan. The metro station, Al Furjan Pavilion, and proximity to Dubai Marina and Expo City support tenant demand. Returns vary by building, cluster, and unit type, so compare specific listings before you commit.

"Al Furjan" is Arabic for a collection of homes or small villages. The name reflects Nakheel's master plan, which groups villas and townhouses into named clusters like Quortaj, Dubai Style, and Al Hejaz, each with its own architectural character and shared green spaces.

Al Furjan West, Murooj Al Furjan, and Quortaj are strong picks for families, with landscaped clusters, kids' parks, and Arbor School and Arcadia School nearby. Quortaj 4 recently added a residents-only pool, and Al Furjan Club offers a gym, pool, tennis, and padel on a membership basis. Apartment residents near Al Furjan Pavilion also get Spinneys, cafes, and a community park within walking distance.

Al Furjan is the newer, lower-density neighbor to Discovery Gardens, with a wider mix of villas, townhouses, and modern apartments and generally higher price points. Discovery Gardens is older, denser, and made up mostly of low-rise garden apartments at more budget-friendly rents. Both share the Route 2020 metro line, so your choice usually comes down to whether you want a villa community feel or a more compact apartment cluster.

Masakin Al Furjan, Azizi Tulip, Avenue Residence 5, Pearlz by Danube, and Nadine Residences are among the buildings within walking distance of Al Furjan Metro Station. Residents in these towers can reach the platform in a few minutes on foot, which is one of the community's biggest draws.
