Explore JLT Cluster X

JLT ares

JLT Cluster X sits on the north-eastern edge of JLT, right on Sheikh Zayed Road near Interchange 5 and 6, and is made up of three towers known together as the Jumeirah Bay towers. Jumeirah Bay X1 is the only residential tower, X2 and X3 are commercial buildings full of offices, shops and cafés, so almost all of the cluster’s homes sit in that one building.

That makes it a practical option for renters and buyers who specifically want X1 itself. Those searching for a JLT apartment for rent can find studios, one-bedroom and two-bedroom options here, while still benefiting from easy road and metro connectivity.

Read the full JLT Cluster X guide for the complete tower-by-tower breakdown, metro timetable and FAQs.

Explore JLT Cluster J

JLT Cluster J is arranged around Lake Almas West and, unlike Cluster X, spreads its residential stock across all three of its towers, Goldcrest Views 2, Bonnington Tower (now voco Bonnington Dubai) and Mohammed Ibrahim Tower (J2 Tower). It has an on-site supermarket (Spinneys, in Mohammed Ibrahim Tower), plus the branded voco Bonnington Dubai hotel and dining at Memsaab Curry & Tandoor in J2 Tower (Mohammed Ibrahim Tower), according to JLT’s official business directory. Bonnington Tower itself is part-hotel rather than fully residential. There is no Greek restaurant within the cluster itself; the nearest one is in Cluster E.

Rental options are available across the cluster’s residential buildings, with a studio for rent in JLT offering an option for those who prefer a smaller home. A 1 bedroom in JLT for rent provides more space, with availability varying across the cluster.

Explore JLT Cluster C

JLT Cluster C, in the Al Thanyah Fifth area, is the most heavily mixed-use of the three. Fortune Tower is a commercial office building, while Goldcrest Executive and The Palladium combine office space with residential apartments, creating a broader choice when considering an office for rent in JLT. The cluster also offers several on-site amenities, including Beauty Beat, Jazz Loc Studio and Hawkerboi at The Park. Goldcrest Executive is also within a short walk of DMCC Metro Station.

Which JLT cluster is right for you?

If you want the widest choice of residential buildings

Cluster J is the strongest fit of the three: all three of its towers offer homes, rather than residential stock being concentrated in a single building as it is in Cluster X, or split across two mixed-use towers as in Cluster C.

If budget is the priority

Based on Property Finder’s listings in August 2026, Cluster J’s studio rents start lower than the other two (from about AED 45,000 a year, against roughly AED 58,000 in Cluster C and AED 62,000 in Cluster X), though its upper range also reaches AED 75,000. For JLT apartments for rent monthly, current listings can help renters compare available payment terms and find options that suit their budget.

If you want retail, dining or a hotel built into the cluster

Cluster J is a strong choice here, with a Spinneys supermarket, dining at Memsaab Curry & Tandoor (J2 Tower) and the voco Bonnington Dubai hotel on-site. Cluster C also offers dining at Hawkerboi at The Park, plus a salon and a hair studio; Cluster X’s main on-site draw is Phobia Dubai Escape Games in X1.

If road and metro connectivity matter most

Cluster X sits directly on Sheikh Zayed Road near Interchange 5 and 6, which makes it the most road-connected of the three, alongside metro access via JLT Link’s Loop 2 to Sobha Realty Station.

Other JLT clusters worth considering: V, U and Y

Beyond the clusters covered above, Clusters V, U and Y are also worth exploring. Each offers a different mix of residential buildings, amenities and access to JLT’s wider community. Here’s a quick look at what each cluster has to offer.

The cluster itself is made up of three buildings: V3 Tower (residential), Goldcrest Views 1 (residential), and Jumeirah Business Center 2 (commercial).
