Jumeirah Lakes Towers (JLT) is organised into clusters across the community, traditionally identified from A to Z, with each bringing its own mix of residential, commercial and hospitality buildings. We’ve already covered three of them in detail, JLT Cluster X, JLT Cluster J and JLT Cluster C, and this guide puts them side by side so you can see how they actually compare on price, towers, transport and everyday convenience, rather than reading three separate articles to piece it together yourself.
Towards the end, we’ve also pulled together what’s genuinely confirmed about three more clusters that people often search for, Cluster V, Cluster U and Cluster Y, even though we haven’t yet written full guides for them. As with the rest of this series, we left out details when we could not confirm a source.We also left out details when two sources disagreed.
JLT Cluster X, J and C at a glance

Exploring JLT Cluster X

JULT Cluster X sits on the north-eastern edge of JLT, right on Sheikh Zayed Road near Interchange 5 and 6, and is made up of three towers known together as the Jumeirah Bay towers. Jumeirah Bay X1 is the only residential tower, X2 and X3 are commercial buildings full of offices, shops and cafés, so almost all of the cluster’s homes (118 of 120 rental listings checked for the full guide) sit in that one building. That makes it a good fit for renters and buyers who specifically want X1 itself, or who value road and metro connectivity over having several residential buildings to choose from. There’s no dog park in the cluster, and pricing at the top end (larger apartments) varies more than the averages suggest.

Exploring JLT Cluster J
JULT Cluster J is arranged around Lake Almas West and, unlike Cluster X, spreads its residential stock across all three of its towers, Goldcrest Views 2, Bonnington Tower (now voco Bonnington Dubai) and Mohammed Ibrahim Tower (J2 Tower). It has a supermarket (Spinneys, in Mohammed Ibrahim Tower) confirmed on-site, plus a branded hotel in voco Bonnington Dubai and confirmed dining at Memsaab Curry & Tandoor in J2 Tower (Mohammed Ibrahim Tower), per JLT’s own official business directory. Bonnington Tower itself is part-hotel rather than fully residential, and Mohammed Ibrahim Tower’s resale data wasn’t separately published at the time of research. No Greek restaurant could be confirmed within the cluster itself, the nearest verified one is in Cluster E.
Exploring JLT Cluster C
JULT Cluster C, in the Al Thanyah Fifth area, is the most heavily mixed-use of the three: Fortune Tower is a commercial office building, and its other two towers, Goldcrest Executive and The Palladium, are themselves mixed-use, combining office floors with residential apartments rather than being purely residential. This was the most source-conflicted cluster in the series to research. Developer names and floor counts for two of the three towers could not be confirmed. They were left out rather than guessed. A handful of specific businesses are confirmed within the cluster (Beauty Beat, a salon; Jazz Loc Studio, a hair studio; and Hawkerboi, a food and beverage outlet at The Park, per JLT’s own official business directory), and Goldcrest Executive is within a short walk of DMCC Metro Station.

Which JLT cluster is right for you?
If you want the widest choice of residential buildings
Cluster J is the strongest fit of the three: all three of its towers offer homes, rather than residential stock being concentrated in a single building as it is in Cluster X, or split across two mixed-use towers as in Cluster C.
If budget is the priority
Based on the August 2026 listing snapshot, Cluster J’s studio rents start lower than the other two (from about AED 45,000 a year, against roughly AED 58,000 in Cluster C and AED 62,000 in Cluster X), though its upper range also reaches AED 75,000, so it’s worth checking current listings rather than assuming the low end applies to every unit, asking-stock composition can change quickly.
If you want retail, dining or a hotel built into the cluster
Cluster J is a strong choice here, with a Spinneys supermarket, confirmed dining at Memsaab Curry & Tandoor (J2 Tower) and the voco Bonnington Dubai hotel on-site. Cluster C also has confirmed dining (Hawkerboi, at The Park) plus a salon and a hair studio; Cluster X’s main on-site draw is Phobia Dubai Escape Games in X1.
If road and metro connectivity matter most
Cluster X sits directly on Sheikh Zayed Road near Interchange 5 and 6, which makes it the most road-connected of the three, alongside metro access via JLT Link’s Loop 2 to Sobha Realty Station.
If you want a fully residential feel rather than a mixed-use one
None of the three clusters covered here is purely residential, X has two commercial towers, J has a part-hotel tower, and C’s towers are commercial or mixed-use. Jumeirah Bay X1 within Cluster X, or Goldcrest Views 2 within Cluster J, come closest to a straightforwardly residential building if that matters to you.
If a dog park is a must-have
None of Clusters X, J or C has one. JLT has two dog parks in Cluster H and Cluster V. See the Cluster V section below for what we could confirm.

Other JLT clusters worth knowing: V, U and Y
We haven’t yet written full guides for these three clusters, but since people search for them by name, here’s what we could independently confirm about each.
JLT Cluster V
Cluster V is one of JLT’s two dog-park locations (the other is Cluster H). Per JLT’s own site, the Cluster V dog park is open daily from 6:00 am to 11:00 pm, with gated entry, agility obstacles and water fountains; it opened in February 2026. The cluster itself is made up of three buildings: V3 Tower (residential — 39 storeys, 292 units, developer Nakheel Properties, completed 2009), Goldcrest Views 1 (residential), and Jumeirah Business Center 2 (commercial).
JLT Cluster U
Cluster U is home to Little Bali, a restaurant at Shop No. 1, Lake Side, confirmed via the restaurant’s own site and an independent directory listing. (This is also the cluster a source supplied for the Cluster C research incorrectly named a business in, a useful reminder that cluster boundaries get mixed up easily.) The cluster’s three buildings are Al Seef 2, Al Seef 3 and Tamweel Tower, described as residential/mixed-use, though the exact split between them wasn’t detailed in the sources checked. It sits near JLT Park and Emirates Golf Club.
JLT Cluster Y
Cluster Y includes Swiss Tower, Lakeshore Tower and Jumeirah Business Center 3. Swiss Tower is a commercial building — Bayut and Cushman & Wakefield’s own building pages both describe it as a Grade A commercial office tower, so this guide describes it as commercial rather than mixed-use, while Lakeshore Tower is residential, offering studios to three-bedroom apartments and penthouses. JLT’s own official business directory lists Maiz Tacos, a restaurant, at Lakeshore Tower. Unlike Clusters H and V, Cluster Y does not have one of JLT’s two dedicated dog parks.

It depends what matters most. Cluster X’s lakeside setting and resident reviews describe a quiet, family-friendly feel; Cluster J offers a supermarket and casual dining within walking distance, which suits everyday family logistics. None of the three has an on-site school, nursery or dog park.
