I have been living in this building for 3 years. To be honest, it's not as aesthetically pleasing as some of the others in the vicinity, but it's not bad either. While there is a cooking smell from other apartments, it's only noticeable in the lobby, not in your apartment.
Maintenance:
The building is well-maintained. They clean the lobby area every day and perform pest control every month. The children's play area is also in good condition. Additionally, they clean the outside walls and glass every year, maintain the sewerage and water pipes quarterly, and ensure the water tank remains clean.
Staff/Security:
The building has 24/7 security. What I don't appreciate is that if you become friendly with them, they might bend the rules for you. However, if you don't, they may not even open the door for you if you forget your access card or inform you when a delivery arrives at the reception.
Gym/Pool:
I have never used the gym, but the swimming pool is well-maintained and has a lifeguard, along with a pleasant seating area and pool benches.
Child-Friendly:
My son enjoys the kids' play area. The good thing is that over the past three years, they have continuously upgraded it, replacing broken swings/rides with new ones and adding more features for kids. It's spacious enough to play football with your children and conveniently connected to the swimming pool for added enjoyment.
Noise Inside and Around the Property:
My apartment is located near the elevator, so sometimes, when there are many people, I can hear noise from outside. However, it is generally quiet. There is no noise from the road either.
Traffic Near the Property:
There is minimal traffic in the area, and you have easy access to Emirates Road, Sheikh Muhammad Bin Zayed Road, and Dubai Al Ain Road.
Guest Parking:
The building boasts a spacious guest parking area managed by on-duty security guards. As mentioned earlier, if you establish a friendly rapport with them, they may allow you to use it for an extended period. Otherwise, they may issue a notice after two hours to remove your car and might even resort to unpleasant behavior.
The Amazing:
The building is well-maintained, so you don't have to worry about bugs.
The children's play area and pool.
24/7 security.
A wide variety of restaurants nearby.
Close to community park.
The Good:
Ample guest parking; just inform them of the expected duration.
Access to a gym.
The Bad:
The building may not be as visually appealing.
Some security guards exhibit unwelcoming behavior.
