The Residences at Business Central

I double my Capital investment in this building in 5 years , I think it will take more value in the future as it is nestled between The Lana Hotel and Vela by Omniyat .

The view is breathtaking, and there is no traffic noise to disturb your sleep. The property is nestled between two of Dubai’s most prestigious buildings: The  Vela by OMNIYAT and The Lana, a hotel renowned for its exceptional luxury and elegance.

I loved living in this tower, the house was spacious and the view is unforgettable. It is also in a great location, you can go to Dubai mall, downtown and canal walking. However, what made me want to leave the tower is it's maintenance, super poor maintenance and poor building management, they don't even bother cleaning the AC until you get a leakage which happens multiple times during the year and that's just one example 

This was one of my favourite homes in Dubai. Great location, just 5 minutes away from Dubai Mall and you can enjoy great walks by the canal. From the pool and bbq area you can enjoy great Burj Khalifa views. This is a Damac property, hence the finishing of the building is impeccable. Lobby and common areas are very elegant and well maintained.

The building location is amazing..
Access to any part of town is very easy almost never get into traffic. Great connection with AlKhail Road and over Business bay bridge 7 min to Jumeirah.
Pool is amazing, and there is kids pool as well.
Views on the Burj Kalifa side are amazing..
Noise tends to be very bad as there is barbeque area that is always full of young people and loud music,
Al Khail side has is loud due to the road underneath.

Tower is along the Dubai Water canal and quick accessibility to Alkahil road and very near to Down Town Dubai. Building has good amenities, well maintained building with lowest service fee.

Business Bay

I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go.

Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car.

What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling.

That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much.

Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay Peak hour traffic is really a challenge to get out of business bay, the metro is always crowded, for families and bachelors its ideal for being the middle of the city and burj views

Business Bay is Dubai’s thriving commercial and mixed-use hub, offering a dynamic environment for both work and lifestyle. Connectivity is excellent, with major roads and metro access ensuring smooth commuting. However, as a central business district, the area can experience traffic congestion during peak hours, and rental rates tend to be on the higher side. Overall, Business Bay is ideal for those seeking a modern, urban lifestyle in close proximity to Dubai’s commercial and entertainment core.

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.
