I lived in Al Barsha 1 for about a year, right next to Mall of the Emirates, and honestly, it's a mixed bag. Having a major mall on your doorstep sounds great, but most established communities in Dubai have one nearby anyway, so it's not a standout perk. What it does bring is a serious traffic problem. During peak hours, congestion around the area used to be intense - back in 2023–2024, there was no direct entrance to Mall of the Emirates from Sheikh Zayed Road, so all the traffic funneled through Al Barsha's streets. It's improved since then, but it's worth knowing about. The real highlight for me is the food scene. Even now, I regularly come back to Al Barsha with friends, colleagues, and family just to eat. The restaurants offer a proper dining experience - generous portions at genuinely reasonable prices. You can get a great meal for around 40 AED, which is surprising given the tourist footfall from the mall. For whatever reason, business owners here haven't rushed to inflate prices, and that's a rare thing in Dubai. In terms of character, Al Barsha isn't a flashy neighborhood. There are no skyscrapers - all the towers are under twelve floors - and it has a more grounded, residential feel. That said, its location on the map is fantastic. You can reach Marina, Business Bay, JVC, and other key areas with ease. Like most communities in Dubai, it falls short on parks and green space. There's a small lake near Mall of the Emirates, but I wouldn't call it a proper park. As for property, the buildings are owned and managed by Emirati landlords, so purchasing isn't an option. This also tends to affect rental pricing - building owners often raise rents in alignment with one another, meaning you won't find dramatic price differences from one building to the next.

Living in Town Square Dubai has a fun, lively feel that makes everyday life enjoyable. I love how the community is full of parks, walking paths, and open spaces where you can relax, exercise, or meet friends. The energy around Town Square Park is great, with cafés, shops, and plenty of activities happening around the square. Developed by Nshama, it has a friendly, welcoming vibe that’s perfect for families and young professionals. Even though it’s a little outside the busy city, the cheerful atmosphere and sense of community make it a really happy place to live

I can only recommend this well taken care of Emaar building. Convenient location with extraordinary infrastructure around you. Metro station nearby, MOE and all good schools in close proximity. You are simply in the heart of new dubai ..

One of a kind building in Barsha 1. Apart from the name associated with it ie, EMAAR. It is a great place to live in.Being within the vicinity of MOE this building has a lot to offer like the best pool and gymnasium. The only freehold tower in barsha. Moreover they have such a welcoming and friendly staff , always at your help Living in this building would be a memory well cherished . Cheers :)

Loved living there. I initially fell in love with the building as it had such a nice finish with a warm reception, thoughtful little things like positive words painted on the steps up to the pool and nice pictures. Had a lovely studio apartment with a wooden floor and large window. They had friendly staff who were always smiling and very helpful. Also, easy access to the local supermarket. The not so cheery side was the construction noise opposite the building and the only blade of grass I saw was in Barsha Park ( which is indeed a lovely park to enjoy and a 10 minute walk away).

Really nice apartments with big bright windows and wooden floors. Good concierges and an Emaar rep on site during working hours. Only downfall of this building is the constant construction around it. And all the one-way roads around Barsha and traffic that make it hard to get in and out of it.
