What you need to know about Arjan

Arjan is a mixed-use freehold community in Dubailand, sitting at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), next to Al Barsha South and Dubai Motor City. Developed by Dubai Properties Group and launched in 2006, it has a modern, low-rise to mid-rise character defined by contemporary residential towers, ground-floor retail, and green landscaped areas.

It's best known as the home of Dubai Miracle Garden and Dubai Butterfly Garden, two of the city's most visited attractions.

Several buildings shape the area; Lincoln Park, Vincitore Boulevard, Resortz by Danube, and The Wings sit along the western side, while newer developments like The Central Downtown, 48 Parkside, and Torino by ORO24 line the southern and eastern edges. In between, residents find Eye Park, several community gardens, and a growing run of cafes and restaurants along the interior streets.

My City Centre Al Barsha is a short drive away for everyday shopping, and Dubai Hills Mall is under ten minutes by car.

Arjan tends to appeal to young professionals and small families after budget-friendly apartments that still come with good amenities and a quiet residential feel. Fitness options are plentiful, with F45 Training, Flow O2, and Vere within the area, while Mediclinic Parkview Hospital and American Hospital Dubai Science Park are roughly a five-minute drive away.

Getting around leans mainly on the car, with the E311 and D63 putting both Downtown Dubai and Dubai Marina roughly fifteen minutes away. RTA bus stops serve the community, though there's no metro station in Arjan itself, and parking is straightforward, with at least one dedicated space per unit in most buildings.

I live here and there is no noise at all. What we can hear is construction work but very low due to double-glassed windows/doors. All building is immaculately clean and smells good. The gym is not big but with enough choice and space for at least 7 to 10 people at the time, and I never met more than 3 to 5 there. The swimming pool, though not big, is very nice and clean. There is a large AC playground space for kids and an indoor tennis saloon. Security and Concierge staff are very kind and polite on a 24-hour duty. The front road is very calm, scarcely no traffic the day long.
