Very Disappointing Living Conditions and Poor Community Management I am a resident of Al Khail Gate, and unfortunately, my experience living in this community has been extremely disappointing. There are multiple recurring problems affecting residents’ comfort, hygiene, safety and quality of life. 1. Repeated Water Leaks and Ineffective Maintenance I have experienced water leakage problems on two separate occasions. During the first incident, the leakage continued for more than four days despite repeated phone calls and complaints to the management and maintenance teams. Unfortunately, these efforts did not result in a timely resolution. Now the same problem has occurred again. It is extremely frustrating to deal with recurring water leaks, especially when previous complaints have not led to a lasting solution. 2. Regular Night-Time Noise Disturbances Another serious issue is the frequent noise coming from the apartment directly above mine, particularly on weekends. Loud music, shouting and heavy footsteps have repeatedly disturbed the peace at night, making it difficult to sleep and rest. Residents should reasonably expect a peaceful living environment, especially during night-time hours. 3. Poor Hygiene and Cleanliness I have personally observed very concerning conditions in parts of the building, including accumulated rubbish, dirty floors, water residue and cockroach activity. In particular, the conditions I observed in certain apartments raise serious concerns about hygiene standards and the potential impact on neighbouring residents. Such conditions are unacceptable in a residential community and deserve proper attention. 4. Parking Problems and Commercial Vehicles Parking availability for residents is another recurring problem. I have observed buses, recovery trucks and other commercial-type vehicles occupying parking spaces intended for residential use. At the same time, finding available parking can be difficult for residents. I have also repeatedly witnessed vehicles following closely behind other cars through parking barriers without separately presenting access credentials. This raises questions about how effectively parking access is monitored and controlled. 5. Concerns About High Apartment Occupancy Some apartments appear to accommodate unusually large numbers of occupants. In my opinion, this may be contributing to increased pressure on parking spaces, shared facilities, cleanliness and the overall residential environment. I believe community management should review occupancy conditions and ensure that residential facilities are being used appropriately. 6. Overall Community Management What makes these problems particularly disappointing is that they are not isolated inconveniences. Repeated maintenance issues, night-time disturbances, hygiene concerns and parking difficulties collectively affect the quality of everyday life. Based on my experience, the community requires significant improvements in maintenance response times, cleanliness, noise management, parking enforcement and access control. I cannot recommend Al Khail Gate in its current condition. Residents deserve a clean, properly maintained and peaceful environment, with effective responses when problems are reported.

No parking after 7pm. You have to calculate rent plus parking fines. Not easy to go out/in with the traffic in peak hours. Building has 4 entrance but 2 permenantly closed not a great place if you are a family

Apartments are spacious for a family to live. They are maintained well. The corridors of the floor stinks at times as there's no proper ventilation, they won't open the windows. The community is crowded and worse. If you are family, I would suggest this place should be your last preference. It's a good location for ease of access to malls and other social places. Parking after 10 to 11pm is a nightmare. Tenants are not given preference for parking. The west zone supermarket inside the community is super unhygienic and crowded. Don't even think about buying anything from there.

If you have car, don't think to live here. Management don't care on parking problem. You can’t find parking at night time even you have parking sticker. Noisy, and terrible traffic at morning and night.

It is in the centre of Dubai and easy access to Al Khail Road.Al Khail Gate is a very large community which is located near the heart of the city. It's neither in the city where most businesses are situated nor it is situated in suburban part, so we could say it's in a perfect location. Moreover, Al Khail Gate is a community which is run by Dubai Properties Group or DPG which regulates and maintains the whole community. Security is of utmost important in Al Khail, Affordable and Truly, the best!
