What you need to know about Mohammed Bin Rashid City

Mohammed Bin Rashid City spans over 54 million square feet in central Dubai, between Downtown Dubai and Meydan. Despite its size and central position, it feels considerably quieter than you'd expect, largely because the master plan leans on lagoons, parks, and low-density plotting rather than density.

The sub-communities are genuinely different from one another. District One centers on luxury villas around a crystal lagoon with private beach access. Sobha Hartland takes a broader approach across a landscaped 8-million-square-foot enclave, mixing contemporary apartments, townhouses, and villas.

Families come for the gated, low-density setup and the school density. Young professionals and couples lean toward the Sobha Hartland apartment towers, where the walkable coffee and dining strip is a key draw.

Al Khail Road and Sheikh Zayed Road are both directly accessible, putting Business Bay, DIFC, and the airport around ten minutes out.

Location, Lifestyle and Amenities

Mohammed Bin Rashid City sits between Downtown Dubai and Meydan, with direct access to Al Khail Road and Sheikh Zayed Road. Business Bay and Dubai International Airport are roughly ten to fifteen minutes away by car. Because the community spans over 54 million square feet, a lot of daily errands happen inside its boundaries, while the rest are handled with a quick drive.

Sobha Hartland's retail strip already covers coffee shops and convenience stores, and the upcoming Meydan One Mall should add more options. Most residents still rely on private cars. That said, internal RTA bus stops at Sobha Hartland already provide a local shuttle network, and future metro extensions are planned.

Centrally located and nestled behind Business Bay in the Meydan area, MBR City is a gem. The community offers spacious luxury villas as well as high-end apartments, all designed around greenery and a crystal-blue lagoon. Extremely family & pet-friendly, it is just a short drive from major financial and business hubs such as Downtown Dubai and DIFC.

Just 1.5 years after handover my apartment has major cracks across the walls and ceilings which are structural in nature. Sobha property management wants to hear nothing about it when raised, pointing to the fact that the Defect Liability Period is for 1 year hence anything that appears after that should be paid for by the owner irrespective of how structural it appears. I raised some of the points during the Defect Liability Period and they were temporarily rectified but have now reappeared in a more severe way a few months later and even such Sobha declines to attend to. The above legitimate complaints raised with Sobha maintenance have been met with stonewalling and disappearance into the call centre system for months with no solution or will to rectify. There are clearly significant potential post Defect Liability Period repairs which should be sitting with the developer that property owners will need to incur as early as one year after handover. This should be taken into account when purchasing a property in this building.

Lovely building, excellent quality with amenities that we are still discovering. Security and ground staff are very friendly and neighbors are incredible. This building has got the bigger units and seems to attract families. All positive so far, and no real negatives. There are building rules that some people may not be accustomed to but it’s there to keep the environment clean, safe and happy

Great building, very good management. The finish and quality is some to some of the highest standards I've seen in the county. The only issue is the area lagoon etc. has taken a long time to develop. Community is very nice, and once its completed I can imagine it will be wonderful. There is also community mall in progress that should be done next year

Property types in Mohammed Bin Rashid City

Mohammed Bin Rashid City covers a wide spread of property types, including luxury villas, modern apartments, townhouses, penthouses, and duplexes. District One is geared more toward ultra-luxury villas with lagoon access. Sobha Hartland mixes high-rise apartments, townhouses, and villas set among landscaped parks, while District 11 adds branded villas and family-oriented townhouses.

That mix gives buyers and renters very different entry points depending on how much space you need and what kind of setup suits your day-to-day life.

Apartments for rent in Mohammed Bin Rashid City lead the market with mid- to high-rise towers developed by Sobha Realty. Crest Grande, Sobha Creek Vistas Grande, and Wilton Park Residences are among the better-known buildings, with one- to four-bedroom units typically ranging from 500 to 2,500 sq ft. Expect open-plan living areas, floor-to-ceiling windows, balconies facing the Dubai skyline, or landscaped gardens.

For a different feel of apartments for sale in Mohammed Bin Rashid City, District One's low-rise Residences cluster, including Residences 11, Residences 14, and Naya at District One, offers one- to three-bedroom apartments between 700 and 2,000 sq ft. These homes come with Crystal Lagoon or park views and sit inside a gated setting with 24-hour security, cycling tracks, and private beach access.

If price is a bigger factor, District 11 adds newer options such as Starlight Park and High Best Tower, where one- and two-bedroom apartments start from around AED 1.1M. That makes them a more accessible entry point than District One or Sobha Hartland's latest phases.

Villas for rent in Mohammed Bin Rashid City are some of the community's most prestigious homes, mainly concentrated in District One, District One West, Sobha Hartland, and District 11. District One Villas by Meydan Sobha range from four to seven bedrooms across 3,800 to over 15,000 sq ft of built-up area, with private gardens, swimming pools, maid's quarters, and contemporary Arabic or Mediterranean-inspired architecture.

Sobha Realty's Hartland Villas for sale in Mohammed Bin Rashid City offer four- and five-bedroom homes on plots of roughly 6,000–8,000 sq ft. They also have Burj Khalifa sightlines and immediate access to Hartland International School and North London Collegiate School. In District 11, Opal Gardens offers four- and five-bedroom villas on plots up to 9,400 sq ft.

Townhouses for rent in Mohammed Bin Rashid City sit between villa-scale space and apartment convenience. The Fields in District 11 is the main townhouse cluster, including Elie Saab Vie at the Fields, Senses at the Fields, and Viridian at the Fields. Townhouses for sale in Mohammed Bin Rashid City are mostly three- to four-bedroom homes spanning roughly 2,000–3,200 sq ft, with private gardens, rooftop terraces, and dedicated parking.

Sobha Hartland Estates-Townhouses provides four-bedroom units of approximately 2,200 sq ft within walking distance of Hartland International School. MAG Eye in MAG City adds more compact two- and three-bedroom townhouses between 1,400 and 2,300 sq ft, at a lower price point.

Penthouses in Mohammed Bin Rashid City are the top end of apartment living in this master-planned district. Lagoon Views in District One lists duplex penthouses with four bedrooms spanning over 5,200 sq ft, with wraparound terraces and uninterrupted views of the Burj Khalifa and Ras Al Khor Wildlife Sanctuary.

Duplexes in Mohammed Bin Rashid City offer more separation between living and sleeping areas than a standard apartment. They come in two- to four-bedroom layouts ranging from 1,800 to 4,000 sq ft, with internal staircases connecting both levels.
