What you need to know about Meydan

Meydan is a freehold master community in Nad Al Sheba, built around the Meydan Racecourse and developed by Meydan Group. It was launched in 2010, when the racecourse first opened its doors and began hosting the Dubai World Cup, the world's richest horse race. Since then, it has grown well beyond the track into one of Dubai's largest mixed residential districts, spanning dozens of sub-communities across roughly 3.7 million square meters of built space.

Meydan tends to suit families and professionals who want more space and greenery without giving up a short commute into the city, along with investors drawn to its steady development pipeline. It's also a free zone, giving businesses based there 100% foreign ownership and full profit repatriation.

Geographically, Meydan sits just southeast of Downtown Dubai, wedged between Business Bay, Nad Al Sheba, and Al Quoz, with the Ras Al Khor Wildlife Sanctuary bordering its northern edge, and it connects to the rest of the city via Al Ain Road and Ras Al Khor Road.

Location, Lifestyle and Amenities

Daily life in Meydan leans more residential and low-key than commercial. The Meydan Racecourse and the Meydan Hotel form the social hub, with restaurants, cafes, and nightlife built up around the Grandstand, and Spinneys on Al Meydan Road cover everyday grocery needs.

For a fuller shopping trip, most residents head a short drive to Avenue Mall or into Al Quoz, since Meydan itself is still light on large-scale retail while Meydan One Mall remains under development. Schools, clinics, and mosques are well represented across the community, even if spread out rather than centralized.

What Residents say about Meydan

Abhi S.

Meydan feels calm and a bit different from most of Dubai. It grew around the racecourse but now has villas, townhouses and apartments with some green space and privacy. The roads make getting around really easy, you’re close to Downtown and Business Bay, but it still feels quieter than the busier districts. Public transport isn’t great, so most people rely on a car or taxis. Walking and cycling are nice with wide streets and paths, and it’s perfect if you want more open space and less hustle. Some areas are still developing, so construction and varying building quality can be a thing. Overall, if you want a relaxed, residential vibe with good road connectivity while still being near the city, Meydan works really well. It’s not buzzing like Marina or Downtown, but that’s kind of the point.

Frequently asked questions

For families and professionals who want more green space and a quieter pace than central Dubai, yes, and the short drive into Downtown and Business Bay makes it easy to keep both worlds. The trade-off is the lack of an on-site metro station and ongoing construction in parts of the community, so it suits people who don't mind driving.

A bit of all three. Meydan is a freehold master community developed by Meydan Group; it sits within the wider Mohammed Bin Rashid City (MBR City) master development, and it separately carries Meydan Free Zone status that lets registered businesses operate with 100% foreign ownership.

Not quite. Meydan is the larger master community that contains Meydan One as one of its sub-districts, while Nad Al Sheba is the broader area of Dubai that Meydan sits within, so the three names often get used somewhat interchangeably.

Yes. Meydan is a freehold area, meaning non-UAE nationals can buy full ownership of apartments, townhouses, and villas here rather than a leasehold interest.

No. The nearest stop is Business Bay Station on the Red Line, generally a 10- to 15-minute drive away, and most residents rely on cars, taxis, or ride-hailing apps to get around.

Meydan has a fairly active resale and off-plan market, with recent villa transactions in Mews Mansions and Meydan Racecourse Villas trading well above AED 1,000 per square foot. Liquidity tends to be strongest in established sub-communities like Azizi Riviera and District One, while newer off-plan launches carry the usual construction and handover risk in exchange for lower entry prices.

Largely yes, thanks to the villas and townhouses, the parks scattered through sub-communities like Sobha Hartland and District One, and a handful of well-regarded schools nearby. The main thing to plan around is that schooling directly inside Meydan is limited to one school, so most families do a short daily drive to a neighboring sub-community for the school run.
