A guide to buying a villa in Sobha Reserve

Sobha Reserve is a gated villa development by Sobha Realty in Wadi Al Safa 2, tucked into the inland side of Dubai off Al Ain Road. The masterplan leans on green corridors, walking trails, and a low-density layout, so it feels calmer than the busier coastal communities. Sobha's signature is finish quality, and you'll see that in the joinery, stonework, and landscaping across the phases.

The community is villa-only, with four, five, and six-bedroom layouts. Built-up areas typically sit between 5,000 and 7,100 sq ft, on plots from roughly 4,670 to 5,800 sq ft. Sobha Reserve villas' sale prices run from about AED 7.5M to AED 16.5M, with a median near AED 10.1M, and per-sq-ft rates in recent transactions fall between AED 1,540 and AED 2,610. Most units trading now are off-plan with handovers scheduled through 2026.

Buyers here are mostly families looking for space, privacy, and a long-term home rather than a quick flip. The park-backing plots and the larger six-bedroom types get the most attention, and there's a healthy resale layer for owners who want to exit before handover. It suits people who value build quality over a beachfront postcode.

On location, you're inland, so the beach is a longer drive. That said, Al Ain Road and Emirates Road put Downtown, Dubai Hills, and DXB airport within a 20 to 25-minute drive in normal traffic. GEMS Winchester School sits just outside the community, with GEMS FirstPoint, Kent College, and Rugby School all a short drive away.

Market overview

Sobha Reserve is a villa community inside Wadi Al Safa 2. You'll find four, five, and six-bedroom homes, with built-up areas running from around 5,000 sq ft on the smaller four-beds to roughly 7,000 sq ft on the six-bed layouts. Plots typically sit between 4,672 and 5,540 sq ft. Sale prices range from about AED 7.5M to AED 16.5M, with most transactions landing between AED 1,540 and AED 2,600 per sq ft. What moves the number is bedroom count, plot size, whether the villa backs onto a park, and the specific type. Handovers are scheduled through 2026, so much of what's trading is still off-plan.

Property types

Who should buy villas in Sobha Reserve

  • Growing families

Families wanting four to six bedroom villas with private plots and GEMS Winchester nearby.

  • Upgraders from apartments

Suits buyers moving from apartment living into a low-density villa community.

  • End-user villa buyers

A fit for those who want a ready home with quality finishes and green surroundings.

  • Long-term investors

Works well for investors backing Sobha-built villas in the AED 7.5M to 16.5M range.

  • Established professionals

Senior professionals who want space, privacy, and a quieter setting away from the city core.

Affordable areas with a villa for sale in Sobha Reserve

Sobha Reserve sits at the premium end of Dubai's villa market, so entry-level here still means serious money. The most accessible options are the 4-bedroom villas on the 4,672 sq ft plots, with recent resales starting around AED 7.2 million to AED 7.9 million. If you're comparing value per square foot, some 4-bed units have traded closer to AED 1,541 per sq ft, which is on the lower end for the community. These are the go-to picks for buyers wanting a foothold in Sobha Reserve without stretching into the larger layouts.

Luxury areas with a villa for sale in Sobha Reserve

At the top end, the 6-bedroom villas on 5,425 to 5,540 sq ft plots are where Sobha Reserve really shine. Recent transactions have crossed AED 13.6 million and AED 14.16 million, with built-up areas around 7,081 to 7,083 sq ft. Per-sq-ft rates on these larger homes climb past AED 2,600. Listings for the Type A layout with park backing have been asking close to AED 12 million. Handovers on many of these units run into mid to late 2026, so you're buying into a near-ready product.

Sought-after areas with a villa for sale in Sobha Reserve

The sweet spot for most buyers here is the 5-bedroom villa, and it's where the bulk of activity sits. Recent sales range from about AED 9.1 million to AED 11.8 million, with built-up areas between 5,769 and 6,986 sq ft on 4,672 or 5,425 sq ft plots. Per-sq-ft rates typically land between AED 1,685 and AED 2,180. The median price across all Sobha Reserve listings sits around AED 10.1 million, so a well-chosen 5-bed lines up neatly with what most of the market is paying.

Why buy villas in Sobha Reserve

  • Villa-only community

Sobha Reserve is a pure villa enclave in Wadi Al Safa 2, with no apartment towers overlooking the streets. Layouts run from four-bedroom homes on 4,672 sq ft plots up to six-bedroom villas on plots above 5,400 sq ft, so there's real breathing room around each home.

  • Clear price ladder

Sale prices sit between AED 7.5M and AED 16.5M, with a median around AED 10.1M. Recent four-bedroom deals have closed near 1,540 to 1,690 AED per sq ft, while larger six-bed villas trade closer to 2,450 to 2,610 AED per sq ft. That gives you a clear read on value by size.

  • Handover through 2026

Villas here are handing over across 2026, with completion dates staggered from May through August. If you want a newly built home without waiting years, resale off-plan units near handover let you step in close to move-in date instead of starting a payment plan from scratch.

  • Family-oriented setup

The neighborhood leans firmly toward families. GEMS Winchester School sits under a kilometer away on the UK curriculum, and GEMS FirstPoint, The Aquila School and Lycée Libanais Francophone Privé Meydan are all within a five-minute drive, so school runs stay short.

  • Space to grow into

Built-up areas start around 5,072 sq ft on four-bed villas and stretch past 7,080 sq ft on six-bed layouts. You get maids' rooms, private lifts in larger types, and generous plots, which is unusual at this price point for a brand-new Sobha-built community.

Amenities and lifestyle

Sobha Reserve sits within Wadi Al Safa 2, so daily errands and school runs stay within a short drive. Families dominate here, and the surrounding stretch of Dubailand covers most everyday needs without pushing you onto Sheikh Mohammed Bin Zayed Road.

Schools

• GEMS Winchester School, a two-minute drive

• GEMS FirstPoint School, around eight minutes away

• Kent College Dubai, roughly ten minutes

• The Aquila School, about ten minutes

• Lycée Libanais Francophone Privé Meydan, around ten minutes

Getting around Sobha Reserve

Sobha Reserve sits in Wadi Al Safa 2, off Al Ain Road, so a car is really the way you'll move around day to day. The community itself is gated and low-traffic, which keeps things quiet inside but means you'll head out to the main road for most errands. Public transport is limited this far inland, so plan around driving.
