Have viewed close to 6 apartments in the last one month here. Apart from the central location, children friendly community and almost everything available at the , the ground floor, many rental units need a thorough makeover for the asking price. Maintenance can be far better.

M Tower is one the best towers amongst all the buildings in Executive towers. The best 2 bed room layout in all of executive and its far away from TAJ so you dont get any of the night club music disturbing you or the Empower station making noise at night

I have been living there for 6 years now and sadly I decided to move. The noise from the construction of the road is unbearable, day & night, 24h. As somebody mentioned strong odour of cooking on every floor now. Huge Indian community,I would say 95% of tenants. There WAS parking for guests, now is paid ( one only has 2 hrs for free). Overall - big change from the time we moved in six years ago. Rent prices are ridicules, quality is as low as possible, most of the apartments are ruined, damaged, dirty, broken tiles and mold EVERYWHERE. Fortunately, there are new places in Business Bay with fresh and nice apartments to live in for much better price.

Pluses: Huge apartments with good soundproofing and good views( if you are facing burj/or the sea). Guest parking available. Free guest park on weekends. Plenty of restuarants, jogging track and some shops below including two supermarkets. Metro is a 7 min walk away Minuses: Overall DP is not as good as Emaar at providing after sales maintenance. Guest parking limited to 2 hrs on weekdays. Finishing of apartments is so-so. Overall: Not a bad place to live at all. Maintenance needs to be better though.

I've been living there for 2 years now. I'm about to leave because of: 1/ it smells Indian spices from 6 of the morning. 2/ security is poor; anyone can enter the car park & take your spot. 3/ lifts are super slow. Having said that, if you have kids this place is definitely the best area to live in Business Bay: large park, mall on ground floor with groceries shop...

I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go. Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car. What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling. That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much. Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay Peak hour traffic is really a challenge to get out of business bay, the metro is always crowded, for families and bachelors its ideal for being the middle of the city and burj views

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.

Nice building love to live here, but guest parking must be inside also. And if the apartments entrance from the other side it may be much good because most people think that the entrance is like that.

The best thing about this complex is that it is a family friendly area with nurseries and play area for the kids and retail and restaurants for the family entertainment and lots of visitor parking.

The building looked out and had a Burj Khalifa view with a wonderful skyline. The apartments are spacious (3 bedroom) however the area are starting to show their age internally. Access to the towers is through the car parks and it is difficult to walk through to gain access for guests getting confused on which tower is which tower. The towers have a good pool and gym area but these underwent poor maintenance and at times could not be accessed due to faults. The rents in my eyes reached a silly price for the overall offering and was based purely on location.
