What you need to know about B2B Tower

B2B Tower is a commercial building in Business Bay, developed by The Developer Properties LLC and designed by Carlos Ott Architect. It has 23 floors, including three podium levels, and stands 120 metres (394 ft) tall. The tower is freehold and was completed in 2015, offering fully fitted and shell-and-core office space alongside amenities such as a gym and a cafeteria.

It sits in one of Dubai's most central mixed-use districts, overlooking the Dubai Water Canal, with Downtown Dubai and the Burj Khalifa about a five-minute drive away. The tower sits in a dense stretch of high-rise commercial and residential buildings along the canal in Business Bay, so the setting feels firmly urban with open skyline views. Business Bay runs from Sheikh Zayed Road toward Al Khail Road, and that central position gives B2B Office Tower quick road links in more than one direction.

Business Bay mixes office towers with residential ones, and B2B Tower sits on the commercial side of that split. A handful of hotels and casual dining spots are within walking distance, enough for a client lunch or a coffee catch-up, but this is a business address first, not a lifestyle one.

The tower suits small and mid-sized firms that want a central Business Bay address without premium-tower rates, and the nearby hotels and cafés make it workable for client meetings. Burj Khalifa/Dubai Mall Metro station is about a five-minute drive or a longer walk, and bus stops, including Empire Heights Towers 1 and 2 sit right outside for the daily commute.

Sheikh Zayed Road runs to the west, and Al Khail Road is about a five-minute drive east, so getting across the city is usually straightforward. The Burj Khalifa/Dubai Mall Metro station links the area to the rest of the network. B2B Tower also has several amenities that add up to a fairly convenient working environment.

Fitness

There's a gym on site for tenants who want a workout without leaving the building, a small but useful perk for a commercial tower.

Security and concierge

CCTV monitors the building, and a staffed reception checks ID and the purpose of visit for incoming guests.

Elevators

Three high-speed elevators keep things moving through the building, so waits during busy morning and lunch hours stay manageable.

Parking

Every office comes with an allocated parking bay, split across five parking floors in total, two below ground and three within the podium.

Restaurants in B2B Tower

Social Dinning is one of the closest coffee stops and works well for a quick break on foot. Tam Puzatic is only a little farther, and Katrina, a pastry and coffee shop, is also under a ten-minute walk. CZN Burak sits roughly a seven-minute walk away and usually draws a crowd. If you keep walking, you'll reach Caribou Coffee and Cup Of Beans for takeaway drinks, while La Gente coffee lounge and Hampstead Downtown Kitchens cover casual sit-down options.

If you want familiar chains, The Dubai Mall has several within about a five-minute drive. Shake Shack, P.F. Chang's, Al Baik, and Five Guys all fit that category. For a more formal meal, Din Tai Fung and Ce La Vi Dubai in the DIFC and Downtown area are about five to seven minutes away by car.

I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go. Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car. What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling. That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much. Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay is Dubai’s thriving commercial and mixed-use hub, offering a dynamic environment for both work and lifestyle. Known for its modern skyline, it is home to numerous offices, corporate headquarters, and business centers, making it one of the city’s prime destinations for professionals and entrepreneurs. The community also features high-rise residential towers, stylish apartments, and waterfront promenades along the Dubai Canal, creating a live-work-play environment. Residents enjoy a variety of dining, retail, and leisure options, with easy access to Downtown Dubai, Burj Khalifa, and other key areas. Connectivity is excellent, with major roads and metro access ensuring smooth commuting. However, as a central business district, the area can experience traffic congestion during peak hours, and rental rates tend to be on the higher side. Overall, Business Bay is ideal for those seeking a modern, urban lifestyle in close proximity to Dubai’s commercial and entertainment core.

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.

Property types in B2B Tower

B2B Tower is a commercial high-rise in Business Bay, so nearly all of its inventory is office space. The building is within walking distance of Empire Heights Towers and other mixed-use developments along the canal, which makes lunch spots and basic services easy to reach during the workday. Offices for rent in B2B tower units range from compact fitted spaces for start-ups and small firms to larger shell-and-core floors for corporate occupiers.

Nearby paid parking includes Empire Heights paid parking and Parqour paid parking, both about a two to five-minute drive away. Burj Khalifa/Dubai Mall Metro station is roughly a five-minute drive, and bus stops including Empire Heights Towers 1 and 2 are within walking distance. Compared with office towers closer to DIFC, B2B Tower generally offers more competitive per-square-foot rates while keeping tenants within a few minutes of Downtown Dubai and Sheikh Zayed Road.

Frequently asked questions

B2B Tower sits inside Business Bay, a designated freehold zone, so office units can be owned outright by overseas buyers as well as UAE nationals. Confirm the title status of a specific unit before committing.

The tower includes basement and podium parking allocated by unit size, with visitor bays for clients. Availability tightens during business hours, so tenants with several staff cars usually lease additional bays.

The closest metro station is Burj Khalifa/ Dubai Mall, which connects the district to DIFC, Downtown Dubai, and the airport. Most tenants walk or take a short taxi ride from the tower.

The tenant mix leans toward small and mid-sized firms in consulting, trade, real estate, and professional services, which is typical for the commercial towers along this stretch of Business Bay.

B2B Tower sits in the mid-tier of the district on both rates and fit-out standard, below the newer premium towers but above the older stock. Its draw is the location and the range of unit sizes rather than branded amenities.
