I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go. Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car. What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling. That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much. Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay Peak hour traffic is really a challenge to get out of business bay, the metro is always crowded, for families and bachelors its ideal for being the middle of the city and burj views

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.

The location of Burlington is quiet convenient in terms of traffic and main roads access. Panoramic Canal or City views from floor to ceiling windows. Visitors Parking, clean and modern lobby, recreational space around the building. Downside is the lifts waiting time, however it is mostly busy because of Covid restrictions.

Lift waiting time is terrible. Very unhelpful security, particularly at move-in. Gym has closed down. Deyaar do not understand their own chiller charges. Much better options available.

Burlington has a great location at the intersection of Al Abraj St and Al Khaleej Al Tejari St. Situated at the end of the Street gives it the benefit of less traffic. The Oberoi hotel across the road provides a good option to entertain business visitors. However, the gym on Level 20 is not operational. Also, the elevator management is not optimal and waiting times are high during the day

Burlington tower is the most amazing tower in business bay every thing is well maintained parking security, even view is very nice from all the offices people love to stay here
