I’m living in JVC for 3 years now and it’s a great place to live if you are looking for apartments with good value for money. JVC is located near Al Khail Road meaning approximately 20 minutes from Dowtown, around 15 minutes from Marina, around 10 minutes from Dubai Hills Mall, so it’s a well located community. Few downsides I noticed are that it’s a non-pedestrian area so really difficult to go for a walk and a lot of traffic at the exits due to very few exits available unfortunately.

JVC is one of my favorite if not my absolute favorite communities in Dubai, entry and exit are crowded during peak hours, but what area is not facing the same nowadays in Dubai! I loved the green spaces, multiple parks (including Dog Parks) and a shopping mall with a cinema and a big hyper market. Walking is very much encouraged, and services are around every corner.

I’ve visited JVC multiple times while considering it for investment. The community itself is well planned, family-friendly, and has good walkability, greenery, and parks, which makes it appealing from a lifestyle point of view. however, connectivity is still a challenge. Commute times can be inconvenient, sometimes or actually most of times ,and relying on a car is almost mandatory. Another downside is the ongoing construction across many parts of the community, which impacts noise levels and overall calmness. From an investment perspective, the price versus value didn’t fully justify the decision yet, given the commute and construction factors. Overall, it’s a good community with strong potential, but still needs time to mature.

If you are looking for a place in JVC, must check out Belgravia 2. It has one of the most luxourious apartments with a very nice layouts and amenities. Very easy access to entry and exit points to JVC and multiple grocery stores, pharmacy and large park at 1 min walking distance. Very quiet surrounding - no construction noise nearby as everything is built in neighbourhood. Pet friendly. building provides very strong free wifi in public areas, 24hr security and on-board maintenance. Pet friendly building. Rents are decent for the price you pay. Chiller free. Great ROI for investors too.

After 2 years living there I can’t stand the lack of privacy and how difficult it is to enjoy this property. If you want to live with your neighbors, that’s the building for you. It is sad as the facilities are really nice but the last thing you want is having the security calling you for noise disturbance when you watch tv at 7pm on weekdays.
