I’m living in JVC for 3 years now and it’s a great place to live if you are looking for apartments with good value for money. JVC is located near Al Khail Road meaning approximately 20 minutes from Dowtown, around 15 minutes from Marina, around 10 minutes from Dubai Hills Mall, so it’s a well located community. Few downsides I noticed are that it’s a non-pedestrian area so really difficult to go for a walk and a lot of traffic at the exits due to very few exits available unfortunately.

JVC is one of my favorite if not my absolute favorite communities in Dubai, entry and exit are crowded during peak hours, but what area is not facing the same nowadays in Dubai! I loved the green spaces, multiple parks (including Dog Parks) and a shopping mall with a cinema and a big hyper market. Walking is very much encouraged, and services are around every corner.

I’ve visited JVC multiple times while considering it for investment. The community itself is well planned, family-friendly, and has good walkability, greenery, and parks, which makes it appealing from a lifestyle point of view. however, connectivity is still a challenge. Commute times can be inconvenient, sometimes or actually most of times ,and relying on a car is almost mandatory. Another downside is the ongoing construction across many parts of the community, which impacts noise levels and overall calmness. From an investment perspective, the price versus value didn’t fully justify the decision yet, given the commute and construction factors. Overall, it’s a good community with strong potential, but still needs time to mature.

I have lived here for 3 years now and I have to say Zaya is the best building in JVC. The apartments are spacious compared to many other buildings in Dubai. Community is lovely, gym & pool are amazing and there is a cafe in the building which is great to work from! Parking for guests is also free around the building. All in all I would highly recommend Zaya Hameni to live!

This building is amazing, I enjoyed living there for the past 3 years but unfortunately the prices went up and now it costs a fortune to live there. I would love to live there again if the prices go down again.
