I lived in Al Muraqqabat from May 2023 to November 2024. Pros: - Diversity in culture = food and retail convenience - Many malls around - Excellent public transportation and walkability (Metro and plenty of bus stops) - Low cost of living Cons: - Parking nightmare if you own a car - High noise levels from people and vehicles - Super crowded, high density of people - Aging public areas (sidewalks and alleys) - Lack of greenery
The building management (sales/leasing oficce) is extremely uncompetent and unfriendly in terms of tenant's rights maintanance: 1. they force you to leave the compound public area after 10PM (illegal!) 2. all bulky trash and waste kept by accaisonal residents at common lobies and corridors are kept there forever, even after you complain a couple of times to office (deviation from contract obligations and disrespect of other tenants!) 3. usually, ejary issued by them only! (as there is passord in the system so you won't be able to do it by your own!), which usually takes around 30 days due to staff proffesionalism! 4. the contract is typical set of conditions, lessor benefit-orientated, that contain ilegal points (e.g. 3 month of fine period in case of contract termination, forcing you to buy from them and renew the access cards to the premises, etc.) Highly not recommended. If you need a regular stress-free living conditions. In case you have a deal - read the contract thoroughly and don't be sorry to point out the illegal points in the contract to be crossed out!
