very nice community, perfect for families as well as people who enjoy peaceful neighborhood
Likes: Kitchen and bathroom Finishings are very good. The unit is a Very airy open concept. Dislike: Air conditioning and hot water needs improved standards. Very cold uncontrollable temperatures from AC. Signs of mold in ducting. Water takes too too long to get hot and is not very hot.
I visit family here often, and I love how calm the area is. It's like its own little bubble because although it's on the outskirts of the city, it has literally everything: a private beach, restaurants, supermarkets, and playgrounds, so you can feel the lively atmosphere. Some of the biggest perks here are the sea-view apartments and the proximity to Yas Island, which means you're only 10 - 15 minutes away from the best events and attractions in Abu Dhabi. Its remote location is the only downside, since you need at least 30 minutes to get to the city center and you definitely need a car to live here.
Al Zeina offers 3- and 4-bedroom townhouses across two or three floors, ranging from 2,000 to 3,500 sq ft. Each home has a private garden, rooftop terrace, and covered parking. The gated, low-rise clusters sit near the shore between Abu Dhabi Island and Yas Island.
Families drive demand for townhouses in Al Raha Beach. End users include professionals working near the airport, Yas Island, and central Abu Dhabi, along with expats moving from apartments. Freehold ownership is open to all nationalities, widening the buyer pool.
Al Zeina offers a quieter setting than Al Muneera and Al Bandar. Waitrose, Spinneys, nurseries, clinics, and beachfront cafes serve daily needs within the community.
Townhouse supply remains limited because the homes were delivered in one master planned phase. Resale stock includes sea-facing, garden-facing, and corner homes. Buyers comparing houses in Abu Dhabi can find larger layouts with private outdoor space.
Al Zeina townhouse demand stays steady, led by families and professionals working on Yas Island and in the airport free zone. Buyers value the gated streets, shoreline access, outdoor space, and short commutes. Renters moving into ownership also add to demand.
Townhouse supply remains limited because they form a small share of Al Zeina's properties. Freehold ownership is open to all nationalities, supporting a wider resale market.
An Al Zeina townhouse starts at about AED 3M and can exceed AED 8M for larger waterfront homes. Prices sit above similar Al Raha Gardens villas and broadly match townhouse prices on Yas Island and Saadiyat Island.
Al Zeina offers gated streets, private outdoor areas, and shoreline access. Nearby nurseries, shops, and daily services support residents. Buyers comparing Al Raha Beach houses and Abu Dhabi townhouses get waterfront homes with easy access to Yas Island and the airport.
Three and four bedroom layouts with private gardens suit households that want shore access as a daily habit.
For buyers working on Yas Island, the commute drops under ten minutes each way.
Freehold buyers settling in Abu Dhabi lean toward gated clusters with shared facilities.
Trading a standalone villa here keeps the outdoor room without the compound-scale upkeep.
Steady tenant demand from airport and Yas Island workers keeps these homes leasing quickly.
Al Zeina townhouses sit above Al Raha Gardens villas of similar bed count, where inland plots and older finishes pull asking prices down. Against Al Muneera's townhouse rows, Al Zeina prices roughly a step higher on beach-facing stock and level on interior clusters, with marina proximity balancing Al Zeina's private shore. Al Bandar townhouses, tied to the hotel promenade, tend to trade closer to Al Zeina's upper band. On Yas Acres and Saadiyat's Jawaher, pricing lands broadly parallel, though Saadiyat's cultural district frontage lifts its top tier past Al Zeina's. Moving from three to four bedrooms usually adds a clear jump, and corner plots with wider outdoor space carry their own premium regardless of view.
Figures reflect typical townhouse pricing bands observed within Al Zeina, Al Raha Beach.
The shoreline is 100 metres from the front door. A residents-only stretch of sand replaces the usual pool routine, and morning walks along the promenade become part of the daily rhythm rather than a weekend outing.
Layouts sit in the middle ground between a flat and a full compound villa. Buyers get a private garden, a rooftop terrace and covered parking without taking on the plot size or upkeep of a standalone home in Al Muneera.
Front doors open onto enclosed gardens, but the pools, landscaped lawns and 24/7 security are shared. That keeps individual maintenance bills lower than an independent villa while preserving the privacy owners came here for.
Yellow Submarine Nursery is roughly 130 metres away. Al Raha International School and Raha International School sit within 1.2 to 1.8 km, with Cranleigh Abu Dhabi and GEMS American Academy inside a 3 to 4 km radius. The morning commute shrinks to a short local loop.
Al Raha Beach is a freehold zone open to all nationalities. Tenant demand comes from Yas Island, the airport free zone and the central business district, which owners lean on when they later choose to lease rather than sell.
Al Raha Mall, Waitrose, Spinneys Al Zeina and the promenade restaurants all sit within 600 metres. Groceries, gym visits and casual dinners happen on foot, which is rare for townhouse stock in the emirate and shows up in how often owners renew rather than move.
Errands, school runs, clinics and beachfront dinners all sit inside the Al Zeina precinct or along the Al Raha promenade. Most households handle a full week without leaving.
Sheikh Zayed Bin Sultan Street (E10) runs past the community, putting Zayed International Airport within 5 minutes and Yas Island under 10 minutes by car. The E22 connects residents to inland areas. The E10 takes residents to central Abu Dhabi in about 20 minutes, while Saadiyat Island sits around 20 minutes further via Sheikh Zayed Bridge. Internal service roads keep daily trips away from highway traffic.
Al Raha Beach Bus Station sits 0.5 km from the community, while the Al Raha Mall stop is about 1 km further. Routes 170, 175, 216, and K4 connect to downtown Abu Dhabi, Yas Island, and Khalifa City. Most Al Zeina townhouse owners still use cars for school runs and weekend trips, while taxis cover airport transfers and late-night travel.
Yes. The precinct falls inside a designated investment zone, which opens freehold ownership to buyers of any nationality. Title deeds are issued by the Abu Dhabi Department of Municipalities and Transport once the sale contract, the developer's no-objection certificate and Aldar's transfer approvals are all in hand.
Budget for a transfer fee of 2% of the property value, which market convention splits between buyer and seller. A fixed administrative charge covers title deed issuance. If a mortgage is involved, add registration at 0.1% of the loan amount, plus valuation and Aldar processing charges on top.
Aldar bills annual service charges per square foot, covering security, shared garden landscaping, promenade upkeep and cluster maintenance. Rates differ between garden and beachfront clusters and are reviewed periodically. Owners are best served asking for the current Aldar schedule before signing, since the figure feeds directly into hold-cost calculations.
Most homes run three or four bedrooms over two or three floors. Layouts include a maid's room, covered parking, a private garden and a rooftop terrace. Beachfront rows step straight onto the shoreline, while inner clusters open onto landscaped courtyards inside the gated section.
They fit the brief closely. Yellow Submarine Nursery is inside the precinct itself, and Al Raha International School, Raha International School and Cranleigh Abu Dhabi are all reachable quickly by car. Add the gated street pattern, the community park and daily beach access, and the school-year routine gets easier than in most family neighbourhoods.
End-user demand stays consistent, driven by families working on Yas Island, at the airport free zone and in the central business district. Limited stock inside the gated clusters helps hold resale values, and three or four bedroom homes rent out reliably. Beachfront rows carry a clear premium over garden-facing counterparts.
