Tajer Residences

Prime location, recreational facilities are great. However, the apartments are in very poor condition. Emaar should take heed and improve many things. Windows and doors need to be soundproof, or they should allow you to change that in upgrades. Emaar should also be more flexibile regarding personal closure of balconies. The pipe work from above apartments are a mess and cause many major issues! There’s awful stenches coming through drains and vents. They’ve increased the service charges but the refuse room is not cleaned on a daily basis. Corridors/walkways show water damage in the walls and are also not cleaned often enough. So overall, you’re paying for location.

Amazing facilities, location and beautifully designed community in the heart of Downtown old town Island. Adjacent to Dubai Fountain, Dubai Mall, Burj Khalifa, Dubai Metro and so many other attractions. Nice quite and luxury community project for all families

Beautiful place to live, very convenient and accessible to restaurants, a fountain, Dubai Mall, Sukul Bahar, and a community park. Lots of parking spaces for guests in Sukul Bahar and Dubai Mall parking. Unbelievably beautiful facilities. This is an amazing area

I've lived in Tajer for three years. I looooove this community. It's quiet and it's super accessible to Dubai Mall. You just go down to Souk Al Bahar, cross the bridge and voila, you're in the world's largest shopping mall in minutes! The gardens around the apartments are lovely. It's got two swimming pools with the amazing view of Burj Khalifa. You can just lie on your back or hang out by the pool and take in the view. You will feel like you're living in a resort. There are also so many nice sitting nooks around the community, surrounded by beautifully landscaped gardens and trees. The only problem is that the apartment buildings are old, probably the oldest in Downtown, so expect to have plenty of maintenance issues every few months or year. If not a broken AC, you will have leaking pipes in the ceiling or heater than needs to be replaced. Or the fridge, washine machine might need replacement. There is also constant sewerage smell coming out of the drains that will constantly annoy you. Good luck!

I lived in Old Town Island for three years, in Old Town (Manzil side) for one year and elsewhere in Downtown area for 7 years! So, believe me when I say this part of Downtown is a piece of heaven. This place makes you feel like you're living outside the city when you're right smack in the middle of Dubai's happening hub. Dubai Mall is just a few steps away. There's a grocery and some coffee shops and restaurants downstairs (in Souk Al Bahar) and plenty of other dining options nearby. Your apartment is surrounded by landscaped gardens. The highlight of this community is the landscaped gardens and great ambiance. There are plenty of little nooks to just sit and relax in -- on a bench under a tree, by the pool, in the public library, on the terrace outside the library overlooking the pool, or on your own balcony! It's super quiet, except when the birds pop by and sing in chorus. In the three years that I lived there, I couldn't recall a time I heard my neighbour. Well, this probably depends on the location of the flat. If you choose the ones right above the main Souk Al Bahar, especially the ones overlooking the fountain, the lake or right next to The Address Hotel, these units will probably be noisy. What you should be looking for are the units above the parking of Souk Al Bahar because they're a bit secluded. My only complaint about this place is that the apartments are very old and they always have maintenance issues - if not the AC, the heater or the leaking pipes in your ceiling. Another recurring and very annoying problem is the sewage smell from the bathroom or toilet drains.

I was leaving in this apartment for one year ago it was very beautiful apartment with beautiful views from the balcony. The compound very quite and easy access to Dubai Mall which is my favorite. I wish to leave in this apartment again but unfortunately my company moved to Abudhabi.

Downtown Dubai

Downtown Dubai is very glitz and glam, it leans fully into that polished, high-end lifestyle and doesn’t really try to be anything else.

You’re surrounded by some of the city’s most premium spots, from upscale restaurants to clubs, and being right next to Burj Khalifa honestly never gets old, it always has that awe factor no matter how many times you see it. With The Dubai Mall just there as well, everything feels very elevated and very convenient at the same time.

There’s no shortage of lifestyle options either. Gyms, Pilates studios, yoga spaces, all very much on the fancier side, so if you’re into that kind of routine, it’s all right there and done well.

That said, it definitely comes at a price. It’s an expensive area to live in, and that extends beyond just rent, even everyday things like groceries feel noticeably higher. It’s not somewhere you move to for value, it’s more about the experience and the lifestyle.

Overall, if premium living is what you’re into, Downtown Dubai absolutely delivers. It’s a bit over the top, but that’s kind of the point.

Downtown is good for easy access to different roads, burj views and traffic during peak hours, its easy access to metro and mall

Downtown Dubai is the famous central hub with most of the important attractions surrounded, with best tourist spots. Metro and bus facility is easy to most of the places. Has high end restaurants and recreational activities. Best place to enjoy Dubai city luxurious lifestyle and amenities. It is a busy area so except more traffic.

Downtown Dubai is the city’s pulsating heart, offering an upscale, cosmopolitan lifestyle in the center of it all. The area is home to iconic landmarks such as the Burj Khalifa, The Dubai Mall, and the mesmerizing Dubai Fountain, making it one of the most sought-after locations in Dubai.

A standout addition to the area is the Grand Opera District, which brings world-class cultural and performing arts experiences to residents, adding a unique blend of sophistication and leisure to daily life. The community features premium apartments with spectacular Burj Khalifa views, waterfront promenades, and a vibrant social scene, making it ideal for those who value luxury and city-center living.

Downtown Dubai is well-connected by metro and major roads, ensuring easy access across the city. While living here comes at a premium, the area offers unmatched lifestyle appeal, picturesque surroundings, and proximity to Dubai’s best shopping, dining, and entertainment options, making it perfect for those who can afford the upscale urban experience.

Downtown Dubai is the vibrant heart of the city, offering a dynamic, urban lifestyle at the center of it all. Home to iconic landmarks such as the Burj Khalifa and The Dubai Mall, along with the captivating Dubai Fountain, the area is highly picturesque and a major draw for both residents and visitors. It is especially appealing for those seeking premium apartments with direct Burj views and a lively, cosmopolitan atmosphere.

The community is well-connected to the rest of Dubai, with strong road and metro access, making commuting relatively convenient. However, this centrality and popularity come with trade-offs—higher rental and purchase costs, heavy tourist footfall, and traffic congestion, particularly during peak hours and weekends. Overall, Downtown Dubai offers an unmatched lifestyle for those prioritizing location, views, and access to world-class attractions, but may be less suited for those seeking quieter, more spacious living environments.

It offers a premium urban lifestyle with easy-access to the Burj Khailfa, Dubai Mall and a variety of restaurants & cafes. The area is vibrant and perfect for both families and professionals. The only downside is it gets busy with tourists, especially during weekends.
