Great building with excellent sauna, ice bath, and pool facilities. Although the building is more than 10 years old, it still looks fresh and well maintained. It also offers many services within the building itself, with plenty of restaurants nearby. The Marina view is amazing. One of the main concerns is that guest and taxi parking in this area can be quite crowded.

This building is overpriced just because of how it looks on the outside but on the inside it’s not worth the price. Barely any amenities and the amenities available are too small for the amount of residents in the building. The gym is tiny with barely any real material, if there are 5 people it will feel crowded already. Water comes brown sometimes, construction noise all the time

Cayan Tower is currently compromised by persistent noise and traffic disturbances stemming from the construction activities of a neighbouring skyscraper. This also creates impossible traffic conditions; it's no longer worth the price.

The main problem is NOISE (24/7 even at NIGHT), there are buildings all around, and this makes traffic crazy too. I don't know why the water is brown, not usual for an expensive house. It's a shame because the pool wouldn't be bad.

Cayan Tower is such a great building - one of the best in the Marina. The apartments are large and well maintained, especially consdering the age of the building. With an infinity pool overlooking the Marina and a well fitted gym, the facilities are fantastic! Highly recommend if you’re looking to live in the Marina as the traffic isn’t too bad either.

Dubai Marina is one of the best communities in Dubai

Dubai Marina is generally a great community; however, commute-wise, it is extremely difficult. Going in and out of the Marina is not necessarily the easiest commute. Additionally, because of the tram, you will encounter a lot of traffic lights. Let alone the fact that it is known for being a tourist community, it gets extremely busy during the winter months, starting in November and lasting until February. If you understand the pros and cons of it.

Dubai Marina has both residential and commercial buildings and offices. Most of the popular companies are located in Dubai Marina. It has people from all around the world, you could experience different culture. Dubai Marina is good for relaxing around the water in cafes and restaurants. It is nearby to Marina mall, Nakheel mall, Palm Jumeriah, JLT, Blue water Island and JBR. Metro, tram and bus facilities are available. Not much parks for the kids to play but most of the residential buildings has swimming pool and play areas. Nice view of ships and cruise around. Views are amazing from the balconies of most of the buildings. Main tech hubs are situated here. People who wish to have peaceful, greenery place might not like this busy area.

Very lively and vibrant area! The Marina Walk/Promenade is the highlight of this community, with beautiful walking path along the marina harbour. This community has great restaurants across all cuisines. Weather gets windy during evening (non-summer months). Ample places for families to stroll, walk and enjoy. Lived here since a more than a year and absolutely loved it. Traffic can be a challenge during peak hours. Marina also offers great connectivity across tram, metro and bus. The community is very diverse with residents (and tourists) from all over the globe which adds to unique touch. Highlight recommended for young professionals and new families

For anyone who wants convenience and a lively atmosphere, it genuinely delivers. The downsides are real though. Traffic can be seriously frustrating, particularly at peak hours, and the ongoing roadworks have added another layer of congestion that tests your patience. The neighbourhood can also tip into feeling overcrowded at weekends and during busier periods - which, depending on your mood, can make it feel less like a community and more like a tourist hotspot. Overall, a great place to live if you embrace the energy - just factor in the commute.
