Apartments for rent in Ameer Bu Khamseen Tower, Al Majaz 3

Ameer Abu Khamseen Tower 3 sits inside Al Majaz 3, one of the older and more established residential pockets in central Sharjah. It's a mid-rise residential building with apartments overlooking Al Qasba Canal and the wider Al Majaz waterfront.

The feel is practical and lived-in rather than new-build, with a working parking area, elevators, and the usual building services you'd expect from this part of the city.

The rental mix here leans toward larger family apartments. You'll mostly find two- and three-bedroom units, with typical sizes ranging from around 1,600 sq ft for a two-bedroom to about 2,600 sq ft for a three-bedroom.

Some layouts include a maid's room and a second balcony, and water-facing units carry a small premium over inward-facing ones. Rent positioning tracks the wider Al Majaz 3 market, which sits on the affordable side compared with newer Sharjah waterfront towers.

Residents are largely working professionals and families who want space at a reasonable rent and don't mind an older building in exchange for the location. Al Qasba, Buhaira Corniche, and the Al Majaz Waterfront are all within a short drive, and King Faisal Street and Al Ittihad Road put Dubai within roughly a 25- to 35-minute drive outside peak hours. Traffic in and out of Sharjah at rush hour is the honest trade-off to plan around.

Ameer Abu Khamseen Tower 3 sits in Al Majaz 3, looking out toward Al Khan Lagoon and Al Qasba. The building is residential apartments, mostly two- and three-bedroom layouts, with the occasional two-bed plus maid's room. Sizes generally run from around 1,600 sq ft for a two-bed up to roughly 2,800 sq ft for a larger three-bed.

Pricing shifts with floor level, view, and layout. Units facing the water or Al Qasba tend to sit at the top of the range, while inward-facing apartments on lower floors come in more affordable. It's an older tower, so finishes vary unit by unit.

If the budget is tight, its two-bedroom apartments are the entry point at Ameer Bu Khamseen Tower. They sit at the lower end of the building on size and cost, and work well for singles, couples, and investors who value the location over extra space.

For a step up, its three-bedroom apartments are the premium tier at Ameer Bu Khamseen Tower, offering the most space and, on higher floors, the best light and views. This is where the building's pricing tops out, which suits families and end-users.

The tower sits in Al Majaz 3, right along the Al Khan Lagoon waterfront. That puts you within walking distance of Al Qasba and the Al Majaz Waterfront promenade. Getting further afield means either a bus or your own car.
