For whatever reason, business owners here haven't rushed to inflate prices, and that's a rare thing in Dubai. In terms of character, Al Barsha isn't a flashy neighborhood. There are no skyscrapers - all the towers are under twelve floors - and it has a more grounded, residential feel. That said, its location on the map is fantastic. You can reach Marina, Business Bay, JVC, and other key areas with ease. Like most communities in Dubai, it falls short on parks and green space. There's a small lake near Mall of the Emirates, but I wouldn't call it a proper park. As for property, the buildings are owned and managed by Emirati landlords, so purchasing isn't an option. This also tends to affect rental pricing - building owners often raise rents in alignment with one another, meaning you won't find dramatic price differences from one building to the next.
