Lived here for about six months as a renter and honestly Al Sufouh surprised me. It has that rare Dubai quality of feeling genuinely calm - not "quiet because nothing's here" quiet, but settled and residential. The beach is the highlight. Walking distance, barely any tourists, no beach clubs pumping music. The community itself has a good local feel. Nice cafes, sports facilities close by - everything you need without the mall-anchored setup you get in most Dubai neighborhoods. Connectivity is good - easy access to Sheikh Zayed Road and a straight shot toward both JBR and the Marina if you want the buzz. On value, for what you get - space, calm, beach access, proximity to everything - the rent makes sense.

the building is amazing same hotel 5 star and the view is very nice in both side SZR and especially river side the maintenance is very good always fast response and the management is very nice

The building wise is poorly managed, very rude management team could have been a very nice neighborhood. The location wise is perfect no traffic, very quite but driving to everywhere is convenient.

The pool and gym are tiny, the sun never shines on the pool, and whenever they fix something it breaks again such as the washing machine. They promised to fix the window more than a year ago and they still have not, so the bedroom window does not open. The new management does not care about the tenants. They want to squeeze you out of your money. They are illegally increasing rent by 20% and do not want to cooperate even with the government decision. For the past few months there has been construction near the property so during the day and sometimes even at night there are some noises.

Although there are some issues that pop up, the maintenance responds quickly and fixes most of them. Residents benefit from a peaceful living environment, with excellent noise control, apart from the occasional construction noises, and minimal traffic near the property. The only issue with the pool is that the sun doesn't shine there during the day, but otherwise it's quite nice. The property's major drawback is its poor guest parking options, which can inconvenience both residents and their visitors.

I've been here for two years and, despite liking my apartment and the convenience of an all-inclusive rent covering utilities, the rest disappoints. The building has a lingering trash smell implying insects and a very limited gym. The neglected, murky pool has been closed recently due to lack of maintenance, and it doesn't get enough sunlight most of the season. The wooden lounges, old, creaky, and bird poop, desperately need replacement. Management, both old and new, has been unsatisfactory and dishonest, failing to resolve critical issues and unjustly increasing rent by 25% to current tenants, claiming the building as a furnished apartment hotel to sidestep RERA laws, yet we all pay Ejari fees and not all apartments are furnished — I furnished mine. I advise against moving here to avoid wasting time dealing with these issues.

Simply dont waste your time, looks great on thenl outside, its a disaster once you step in, just dont waste your time And good luck with security and staff, try to keep your calm
