I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go. Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car. What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling. That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much. Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay Peak hour traffic is really a challenge to get out of business bay, the metro is always crowded, for families and bachelors its ideal for being the middle of the city and burj views

However, as a central business district, the area can experience traffic congestion during peak hours, and rental rates tend to be on the higher side. Overall, Business Bay is ideal for those seeking a modern, urban lifestyle in close proximity to Dubai’s commercial and entertainment core.

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.

Aparment has great views and large layouts - Generally the building and amenities are well maintained. The temperature controlled swimming pool is especially nice. Overall very well connected and a great building for families. There can be some congestion around 5-6 pm on some days

One of the rare buildings in business bay with great views and big apartment layouts. The building has well maintained amenities with a temperature controlled pool and a well stocked gym. The access to the building can get congested at peak hours but otherwise its well connected.

Aside from the impossible guest parking and that there will be traffic inside the parking due to adjacent offices, as well as the unpleasant security guy who literally yelled at me once for forgetting my access card, the tower itself is fine… but I had the worst experience in my 1bed. Moldy kitchen cabinets, moldy bathroom cabinets, stains on cupboards from previous tenants, doors that don’t close and water leakage all year round. Landlord refused to fix them despite many complaints and is now refusing to give me back my deposit because she says I need to pay for the damage that I already complained about!! I think that’s her way of making a few extra bucks. Take pictures of everything and document ALL damage before renting if you don’t want to be scammed. Overpriced and overrated, especially since the canal smells terrible. Take your money and rent somewhere else I suggest.

The Size and the views from Churchill tower are undoubtedly some of the best in Business bay, with an huge infinity pool , basket ball and tennis courts Ample parking and very accessible from the main roads spacious Apartment

Good location, connectivity has improved over the past few years. Being on the canal it allows for a lot of activities especially during the covid times. the building is well maintained with a good family friendly vide.

We have lived in the building for over 5 years and we love living here. It has a very family feel with a very well maintained building and amenities.
