What you need to know about Royal Regency

Royal Regency is an 18-storey residential tower in Business Bay, developed by Al Seeb Real Estate Development with architectural design led by Gulf Engineering & Consultants. The building was completed in January 2026 and holds around 165 apartments, ranging from studios to penthouses. The tower features a double-height lobby, 24/7 security, and two levels of basement parking.

Royal Regency sits along the southern stretch of the Dubai Water Canal with direct views of Downtown Dubai and the Burj Khalifa. This part of Business Bay is dense and busy, with hotel towers, corporate offices, and apartment blocks packed into the mid-canal area, so the neighborhood feels urban and active through most of the day.

Sheikh Zayed Road runs just west of the tower, and Al Khail Road is accessible to the east, which helps keep drives to DIFC, Jumeirah, and the airport fairly straightforward. Public transport works, but it isn't right outside the door: Business Bay Metro Station is about a four-kilometer drive away, while bus stops such as Mayfair Residency 1 and Fairview Residency 1 are closer. Royal Regency makes the most sense for professionals who want a central base, solid road links, and easy access to Business Bay's dining and fitness options.

Location, Lifestyle and Amenities

Royal Regency sits in the middle of Business Bay, with Sheikh Zayed Road to the west and Al Khail Road to the east. Downtown Dubai and the Burj Khalifa district are just north of it. The Dubai Water Canal runs through the wider area, but the setting here is still very much a dense urban core rather than a quiet waterfront district.

For everyday needs, the location works well. Coffee shops and casual restaurants fill the ground floors of nearby towers, and several supermarkets and malls are about five to ten minutes away by car. Business Bay Metro Station is roughly a five-minute drive, and multiple bus stops are within walking distance, so you can manage most errands without needing to drive every time. Additionally, Royal Regency has several amenities that make living here convenient.

Fitness and leisure

Residents of Royal Regency Business Bay have a fairly full leisure line-up to draw on without leaving the building: a swimming pool and Jacuzzi, a panoramic gym alongside a dedicated indoor sports arena, a squash court, a library, and a kids' play area.

Security and access

A double-height lobby lounge sets the tone at the entrance, backed by a 24-hour advanced security system. Entry to the residences themselves is via electronic door locks with card access and fingerprint recognition, rather than a standard key.

Parking

Parking is handled across two basement levels, with individual bays that offer direct access rather than a shared open lot. EV charging points are also included, so owners of electric vehicles don't need to look elsewhere for a plug.

Restaurants in Royal Regency

Lavazza is the closest coffee option, sitting at the base of the tower and reachable on foot in under a minute. Crumbs is another easy pick within a five-minute walk, and The Lounge cafe is a short walk further along the canal side. If you want more choice, Caffe Nero and PAUL are both under a ten-minute walk away for pastries, coffee, and light meals. Starbucks is roughly a five-minute drive if you're heading out for a larger coffee run.

I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go. Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car. What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling. That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much. Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay is Dubai’s thriving commercial and mixed-use hub, offering a dynamic environment for both work and lifestyle. Known for its modern skyline, it is home to numerous offices, corporate headquarters, and business centers, making it one of the city’s prime destinations for professionals and entrepreneurs. The community also features high-rise residential towers, stylish apartments, and waterfront promenades along the Dubai Canal, creating a live-work-play environment. Residents enjoy a variety of dining, retail, and leisure options, with easy access to Downtown Dubai, Burj Khalifa, and other key areas. Connectivity is excellent, with major roads and metro access ensuring smooth commuting. However, as a central business district, the area can experience traffic congestion during peak hours, and rental rates tend to be on the higher side. Overall, Business Bay is ideal for those seeking a modern, urban lifestyle in close proximity to Dubai’s commercial and entertainment core.

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.
