The Marina Walk is a genuine highlight, and the sheer variety of restaurants, cafés and shops on your doorstep is hard to beat. For anyone who wants convenience and a lively atmosphere, it genuinely delivers. The downsides are real though. Traffic can be seriously frustrating, particularly at peak hours, and the ongoing roadworks have added another layer of congestion that tests your patience. The neighbourhood can also tip into feeling overcrowded at weekends and during busier periods - which, depending on your mood, can make it feel less like a community and more like a tourist hotspot. Overall, a great place to live if you embrace the energy - just factor in the commute.

Dubai Marina is a lively and vibrant place to live. Walking around the Marina during the early dawn or in the evening feels quite surreal. Marina Walk has plenty of places to eat, drink, and spend time with friends, making it a great spot to unwind, especially since it feels removed from the city’s usual traffic and noise. The area is very convenient, with easy access to malls, supermarkets, and daily essentials. There are also many fitness studios, Pilates studios, gyms, and wellness spaces, which makes it great for maintaining an active lifestyle. It is also close to the beach. That said, traffic can get quite heavy depending on where you live, so it’s worth factoring in an extra 15–20 minutes during peak hours.

My experience at Zumurud Tower is absolutely positive. Excellent location located directly on Dubai Marina Walk just a few minutes from Jbr. I must say that unlike other buildings with similar prices, the swimming pool, gym, sauna and Turkish bath, unlike the neighboring buildings, are managed in an optimal manner by the building's management. The same goes for maintenance and cleaning, everything managed impeccably. Furthermore, the security and management are fantastic people, always kind and ready to help the residents.

Zumurud Tower is ideal for those who want easy access to Dubai's hottest public Beach and entertainment amenities, such as The Marina walk, Dubai Marina Mall, and Blue water island. It includes everything from secured parking, gym and swimming pool.

Building well managed, the swimming pool on the top floor with complete marine view is beautiful, very clean structure, the location is the best in Dubai Marina, while the people who live here are of a high standard, 5 stars would be diminutive, I recommend this building for investments real estate.

I stayed in the building for a limited period during the winter, so I can't provide a comprehensive review for the entire year, especially during the humid period. However, one significant drawback is the poor noise insulation; you can easily hear your neighbors. The swimming pool is on the smaller side, and so is the surrounding area, although there is also a jacuzzi pool available. Given that the building is relatively old, I wouldn't be surprised if there are issues with mold and humidity, a common problem in the Marina area. Accessibility is another downside; the traffic during rush hours is consistently terrible, which you can observe firsthand if your windows face the road. On the plus side, the building is conveniently located close to JBR beach and the Marina promenade, and is within walking distance to Bluewaters and the DMCC metro station.

They charged me the parking card which I paid for it at the beginning of my stay. The studio is a box without a place to breathe. Will start asking for unacceptable rent raise once the contract is near to finish. The building entrance has a trash smell. Inside the studio, you can hear/smell everything. Very expensive.
