Dubai Properties launched the development back in 2002 and completed it in 2010, and today its 1.7-kilometer stretch of towers is a fixture of the coastal skyline. What started as an ambitious waterfront project has settled into a genuine community, with a residential crowd living right next to one of the busiest promenades in the city.

The development is made up of 40 towers, 35 of them residential and 5 hotels, organised into six clusters: Shams, Amwaj, Rimal, Bahar, Sadaf, and Murjan. Each cluster shares landscaped podium plazas, pools, gyms, and children's play areas, with retail and dining at ground level. Newer additions like The One JBR, La Vie, Al Bateen Residences, Five Luxe JBR, and the Jumeirah Gate Towers have layered in ultra-luxury options with private beach access and serviced residences.

JBR suits families, working professionals, and investors in equal measure. Its two pedestrian spines, The Walk and The Beach, place outdoor dining, boutique shopping, and water sports within walking distance of every tower.

Families here will find a mix of primary and secondary options within a short drive, though most campuses sit in the neighbouring communities of the Meadows, Emirates Hills, and Dubai Knowledge Park, rather than inside JBR itself.

Getting around Jumeirah Beach Residence (JBR)

JBR runs along Dubai's western coastline, bordered by Dubai Marina to the east and Bluewaters Island to the southwest. Al Mamsha Street runs through the community and ties it into the wider road network. Jumeirah Beach Residence (JBR) has one of the best vibes in Dubai, especially if you’re into that beach lifestyle. It’s right on the water, so you literally walk out of your building and you’re on a wide sandy beach with all kinds of activity around you. The Boardwalk is a highlight, stretching along the beach with cafés, restaurants, ice cream spots and casual hangouts. Everything feels lively and social, it works for quick coffee runs or nights out, and it’s clearly curated with thought, it doesn’t feel like it’s copying any other premium area. Parking is the biggest challenge, it’s almost always paid, and tickets are expensive. Traffic is heavy around the area almost all the time, which is something to be aware of. The restaurants and cafés are more premium, and a lot of tourists like to be here since it’s one of the hotspots, so it’s busy, especially in the cooler months. As a place to live, it’s energetic and fun, not quiet. You’ve got music, people walking by, deliveries, beach activity pretty much every day, so it’s more energy than calm. If you’re into the active beach lifestyle, café culture, and want somewhere scenic and lively, JBR really delivers. You do pay for it, but it’s worth it if that’s the lifestyle you want.

JBR has many tall buildings and has famous restaurants and recreational hubs. Its always crowded as its a central hub and easy to commute to most of the company offices located in the close vicinity. Highly recommend for the people who love luxurious surrounding with view of water and beach nearby. You get to many places with metro and even within walking distance. Kids get to play in the parks and walking areas. As the buildings are tall and nearby, some of the buildings does not get ample sunlight, some apartments has good view from the balcony. Most of the apartments are big and most liked by families. Busy area and getting parking is difficult.

Jumeirah Beach Residences is the prime of Dubai Marina - offering quick access to the Jumeirah beach, luxury restaurants and clubs. JBR offers amazing sea side views of Dubai Eye and Palm Jumeirah and hosts some of the tallest residential skyscrapers in Dubai. It is one of the most luxurious residential areas of Dubai as well one of the busiest areas of Dubai. Both tram and metro stations are nearby and the walk, restaurants and gyms are around the marina are also quickly accessible. However, with the huge amount of tourist footfall in the area everyday, it gets quite crowded and busy during the night. Due to this, the walking accessibility of the area gets compromised duriny the night.

By far the best luxurious residency building in the JBR/Dubai Marina. Impart location at number 1, the beginning of JBR walk. In and out through a dedicated roundabout avoiding going deep into traffic. Great pool and gyms and common areas for sunbathing and barbecuing. Private beach. Great spacious parking and easy drive in/out. 24-hour Concierge, butler service and security.

- for the past 3 years, elevators take 10-15 min to arrive. management has no plans to repair despite mass compliant from residents. - corridors are infested with cockroaches and the building does pest control only every few months. - water leakage in the walls causes severe mold and bubbling - gym is dismal and hasn't been upgraded in 5 years. guaranteed at least one important machine won't be working. - staff is rude and always in conflict with residents - leaving by car and you hit traffic immediately any time of the day (add 15min to any travel) - amenities are dilapidated. - this building receives the least management care versus other JBR areas (murjan, bahar, etc.) PROS: - near public beach
