Rose 10 is designed to enhance residents’ quality of life by offering a comprehensive suite of lifestyle amenities. The building’s facilities are tailored to promote relaxation, recreation, and convenience, ensuring that residents enjoy a well-rounded living experience within the comfort of their own community.
I’m living in JVC for 3 years now and it’s a great place to live if you are looking for apartments with good value for money. JVC is located near Al Khail Road meaning approximately 20 minutes from Dowtown, around 15 minutes from Marina, around 10 minutes from Dubai Hills Mall, so it’s a well located community. Few downsides I noticed are that it’s a non-pedestrian area so really difficult to go for a walk and a lot of traffic at the exits due to very few exits available unfortunately.
JVC is one of my favorite if not my absolute favorite communities in Dubai, entry and exit are crowded during peak hours, but what area is not facing the same nowadays in Dubai! I loved the green spaces, multiple parks (including Dog Parks) and a shopping mall with a cinema and a big hyper market. Walking is very much encouraged, and services are around every corner.
Good area
I’ve visited JVC multiple times while considering it for investment. The community itself is well planned, family-friendly, and has good walkability, greenery, and parks, which makes it appealing from a lifestyle point of view. however, connectivity is still a challenge. Commute times can be inconvenient, sometimes or actually most of times ,and relying on a car is almost mandatory. Another downside is the ongoing construction across many parts of the community, which impacts noise levels and overall calmness. From an investment perspective, the price versus value didn’t fully justify the decision yet, given the commute and construction factors. Overall, it’s a good community with strong potential, but still needs time to mature.
This review is based on a one bedroom experience and most is relevant to the building itself Pros: 1- Nice colors finishings 2- Available markets around gives access to on spot groceries 3- double glassed windows, gives complete sense of quietness 4- availability of maintenance team on spot, as some reside in the building 5- the building is handled by one management company, avoids you handling a hassle with the owner directly (one owner for the whole building) 6- mainly families so you wont be bothered by bachelors parties 7- main bathrooms are bathtub equipped which also defines the space 8- parking spaces available outside the building - this is beneficial if you have 2 cars 9- most balconies have an open space view 10- as of 2022 no neighboring construction - No construction noises Cons: 1- tenants crowd, garbage thrown in the parking all the time 2- cleanliness of building after 3 years is different 3- cockroaches in corridors (this appeared after 1.5 years of the building age) - this also reflects on residents and can affect you as they roam for shelter before winter 4- dirty elevators - also reflects on the crowd and the attention of management company to such details 5- fire alarm goes off several times, without a fire being there 6- thin walls can be annoying if someone is having a party, which is minimal since most of the buildings residents are families 7- kids play in corridors - can be noisy unless you ask parents nicely 8- no family or playing area only pool - no space for kids to play 9- tiny balconies for 1 bedrooms 10- windows cannot be easily cleaned - always look dusty 11- tiny closets in 1 bedrooms barely fits 1 person a couple will definitely need to buy another closet 12- having stores under might be a disadvantage as cars are always stopping jamming the side road that leads to the parking entrance 13- kitchen fixtures is of poor quality and cupboards doors come off every now and then 14- cleanliness is not a very important subject for the building management, neither it is for the type of tenants residing, corridors will be left dirty, papers thrown in elevators, trash leaks through corridors.
