Great waterfront living with excellent amenities like Reem Central Park and nearby malls. Traffic on the bridges can be annoying during rush hour, but the convenience and vibrant community feel make it totally worth it.

New Projects in Najmat Abu Dhabi

Your Guide to properties for sale in Reem Hills, Al Reem Island

Reem Hills is a gated residential community on Al Reem Island in Abu Dhabi, developed by Q Properties and Modon Properties. The capital's most talked-about address is the first artificial hill in the area, a striking design choice that gives the community its name and character.

Properties for sale in Reem Hills range from one-bedroom apartments to seven-bedroom standalone villas, with sizes starting at 995 sq ft and reaching up to 21,687 sq ft. Architectural styles across the villa clusters include Zen, framed, cubic, and minimal. The community sits within a designated free zone, which means expatriates and foreign nationals can purchase property here on a freehold basis.

For investors, the development stands out for its relatively low service charges compared to similar projects in Abu Dhabi, combined with strong demand for off-plan waterfront units. For families, the self-contained layout—with schools, clinics, and retail within the gates—is a major draw.

Market overview of properties in Al Reem Hills, Abu Dhabi

Buyer interest in Reem Hills has been consistent, driven by the community's waterfront positioning and the scarcity of large-format homes in Abu Dhabi. One-bedroom apartments cost about AED 1.42 million on average, and villas on the hill start at AED 11.8 million. These figures sit at the premium end of the Abu Dhabi market, though the villa offering in particular is competitive given the sheer scale and specification of the homes.

Apartments range from 995 to 2,689 sq ft, suiting professionals and smaller households. Townhouses fall between 2,300 and 6,400 sq ft, while the largest villas top out at over 21,000 sq ft, complete with basements and private elevators. Residents across all property types have access to private swimming pools, a canal promenade, running tracks, sports courts, and community clubhouses.

Why buy a property in Reem Hills, Al Reem Island?

Elevated waterfront setting

The artificial hill provides the upper villa clusters with panoramic sea views that are hard to find elsewhere in the city. Add private beach access and a canal promenade, and the waterfront lifestyle here is genuinely distinct.

A well-planned master layout

The community is built around a green spine with parks, shaded walkways, and open spaces running through it. It is the kind of layout that prioritizes daily outdoor use, not just aesthetics in a brochure.

Large homes with premium features

The hilltop villas include basements, private elevators, rooftop terraces, and home cinemas. These are not standard inclusions in most Abu Dhabi developments, which helps justify the price point for buyers of Reem Hills for sale.

Everything inside the gates

A private school, medical clinics, supermarkets, and clubhouses are all within the community perimeter. For families, especially, this removes a lot of the logistical friction of daily life.

A credible investment case

Low service charges, a reputable developer pairing, and an off-plan structure with a ten percent down payment option make the numbers work for investors targeting capital appreciation over the medium term.
