Demand for Reem Hills villas remains strong among families and long term buyers looking for premium homes on Al Reem Island. Buyers searching for villas in Abu Dhabi and houses in Al Reem Island choose the community for its gated setting, larger plots, and waterfront lifestyle.

Reem Hills villas for sale sit at the top of the Al Reem Island market. Nearby apartments in Najmat Abu Dhabi range from AED 1.54 million for one bedroom units to AED 7.74 million for four bedroom homes, while villas command higher prices because of their larger plots, privacy, and limited supply.

Freehold ownership attracts both end users and international investors, supporting long term demand. Villa prices remain above nearby apartment communities, with three bedroom Reem Hills villas averaging around AED 3.7 million, compared with about AED 3.63 million in Reem Hills Phase 2.

Residents enjoy gated living with landscaped parks, lagoons, walking trails, and waterfront views. Reem Central Park, Repton School, supermarkets, cafés, and retail outlets are all nearby, while bridges connect the community to central Abu Dhabi within minutes.

Phase 1 is the heart of the community. Standalone villas wrap around the central park and lagoon here, and the plots are larger. A 4 bedroom home starts near the 7.7 million AED mark. Park frontage is the draw, and Repton School is a short hop away, which is why families with school-age children tend to concentrate on this side.

Reem Hills 2 runs along the newer western edge. Facades are more contemporary and the bridge exit is closer, which shaves minutes off the mainland run. Villas here carry a slight per-square-foot premium over Phase 1. Handovers are more recent too, so buyers chasing lightly used stock or later completion dates gravitate this way.

Sheikh Khalifa Bin Zayed Al Nahyan Street (E10) connects Al Reem Island to the Abu Dhabi mainland through the Reem and Al Maryah bridges. Residents can reach Downtown Abu Dhabi in 10 to 15 minutes, Al Maryah Island in under 10 minutes, and Zayed International Airport in 25 to 30 minutes via Sheikh Zayed Bin Sultan Street (E20).

The Integrated Transport Centre operates bus routes 56 and 65 across Shams Abu Dhabi and Najmat. Al Reem Island does not have a metro, so most residents use private cars, taxis, Careem, or Uber for daily travel. Traffic is usually heavier on the bridges during morning and evening peak hours.
