Great waterfront living with excellent amenities like Reem Central Park and nearby malls. Traffic on the bridges can be annoying during rush hour, but the convenience and vibrant community feel make it totally worth it.

Your Guide to Villas for Sale in Al Reem Island

Al Reem Island villas for sale offer some of the most sought after waterfront villas in Abu Dhabi, just 600 metres from the Abu Dhabi mainland. The island connects to the city by bridge and combines waterfront living with easy access to the Central Business District. Buyers looking for Abu Dhabi houses can find standalone villas with private gardens, swimming pools, and rooftop terraces in gated communities.

Demand comes from families, professionals, and investors seeking larger homes without leaving the city. While Al Reem Island is known for its apartment towers, its villa communities provide a limited supply of premium homes, supporting long term buyer interest.

Since April 2023, Al Reem Island has come under the jurisdiction of the Abu Dhabi Global Market (ADGM). Property transfers and off plan sales now go through the ADGM Registration Authority's AccessRP platform, giving buyers a clear and regulated ownership process.

Market Overview

Villas in Reem Island are mainly located in gated communities such as Reem Hills, where buyers value larger plots and premium finishes. Buyers comparing houses in Al Reem Island will find a range of spacious family homes across different sizes.

Four-bedroom villas average around AED 8.3 million with sizes of about 5,250 sq ft. Five-bedroom villas average AED 15.1 million across 11,750 sq ft. Six-bedroom villas average AED 23 million with around 17,750 sq ft, while seven-bedroom villas average AED 31.5 million across 21,000 sq ft.

Across the island, the average sale price is around AED 3.7 million, with an average price of AED 2,100 per sq ft. The community offers modern villas with private gardens, swimming pools, and access to premium amenities, making it one of Abu Dhabi's leading destinations for luxury family homes.

Why Buy Al Reem Island Villas for Sale?

Waterfront living with privacy
Villas for sale in Al Reem Island Abu Dhabi come with private pools, gardens and rooftop terraces, a rare mix for a location this close to the city centre.
Gated community security
Reem Hills and similar developments offer controlled access and quiet, walkable streets, appealing to families who want room away from the tower blocks.
Architectural variety
Buyers can choose from twin villas to standalone mansions in Zen, cubic or minimalist styles, giving more design choice than most other villa markets in the emirate.
Growing off-plan pipeline
Tamouh and Shams Abu Dhabi are introducing new villa and townhouse projects, including Tara Park and Riviera Residences, with flexible payment plans for buyers.
Legal transparency
ADGM jurisdiction brings English common law and digital registration through AccessRP, adding a clear layer of protection to every purchase.

Amenities & Lifestyle

Al Reem Island runs as a largely self-contained community, so residents rarely need to travel far for daily needs. This is one of the reasons villas in Al Reem Island appeal so strongly to families. Education options span several curricula, and one campus recently earned an outstanding rating from ADEK.

Location and Transportation

Al Reem Island is well connected despite its island setting. Villas in Reem Island benefit from the 11-kilometre Umm Yifeenah Bridge, which links the community directly to the mainland, while two newer marine bridges connect to Saadiyat Island and the Sheikh Khalifa Bin Zayed Highway, letting residents bypass much of the city centre traffic.

Public transport relies on Abu Dhabi's bus network and taxis, since no metro line currently serves the island. Commutes to Al Maryah Island's financial district and to Downtown Abu Dhabi are short, which suits residents working in either hub. The island also sits close to landmark destinations such as Saadiyat Island's museums and beaches, giving residents an easy weekend escape without a long drive. Current residents note that bridge traffic can build up during peak morning and evening hours, worth factoring into daily school or work routines.
