I lived in Tower 2 in a two-bedroom apartment for three years. It's in a great area to live with family, and the building is well-maintained. I loved the swimming pool - it's the best.

There is huge traffic or speeding cars at night making it impossible to sleep. Moreover there is construction happening right in front leading to further noise till morning. In addition, nearby restaurants such as Chaplin will blast music well past midnight. I regret staying here and have suffered insomnia due to continuous noise

There is lot of noise due to traffic on boulevard especially during the night as sports car race through the road. Moreover, there is construction right in front of building and there sounds of drilling through the whole night. There is not much management can do about it , I regret renting here, have to use headphone for sleeping and have suffered from insomnia

I've lived here for over 4 years now in different apartments. I love this building's facilities it's the newest building in this block between the Residencies and Boulevard 29. Pros: easy to leave downtown due to the road leading right next to Business Bay; good finishing. Great pool and gym given the building was handed over some time ago. The view, AC and plumbing depends on how lucky you are - I had a great experience and a bad one so far. The guest parking is non-existent - there are only few spots and they are always taken also the security staff that keeps rotating every year or so makes life for visitors very very hard. it's visitor unfriendly and my guests find it difficult to visit.

Except of the well equipped gym and pool, there is absolutely nothing positive about this building. Since we have moved in (two months ago), we have never ending issues.. Security is high (In a very short time you will start to feel that you have jailed yourself). The security staff are constantly making issues to the visitors and everybody has to pass "their checklist"!. They make the lives of tenants unnecessarily difficult :( Guest parking? Forget about it.. In general, the area is nice but not around this building. It's extremely noisy from the service road (24/7 disruption) and despite of complaints, nothing has been done. Good advice - Choose another building!

Downtown Dubai is very glitz and glam, it leans fully into that polished, high-end lifestyle and doesn’t really try to be anything else. You’re surrounded by some of the city’s most premium spots, from upscale restaurants to clubs, and being right next to Burj Khalifa honestly never gets old, it always has that awe factor no matter how many times you see it. With The Dubai Mall just there as well, everything feels very elevated and very convenient at the same time. There’s no shortage of lifestyle options either. Gyms, Pilates studios, yoga spaces, all very much on the fancier side, so if you’re into that kind of routine, it’s all right there and done well. That said, it definitely comes at a price. It’s an expensive area to live in, and that extends beyond just rent, even everyday things like groceries feel noticeably higher. It’s not somewhere you move to for value, it’s more about the experience and the lifestyle. Overall, if premium living is what you’re into, Downtown Dubai absolutely delivers. It’s a bit over the top, but that’s kind of the point.

Downtown Dubai is the famous central hub with most of the important attractions surrounded, with best tourist spots. Metro and bus facility is easy to most of the places. Has high end restaurants and recreational activities. Best place to enjoy Dubai city luxurious lifestyle and amenities. It is a busy area so except more traffic.

Downtown Dubai is the city’s pulsating heart, offering an upscale, cosmopolitan lifestyle in the center of it all. The area is home to iconic landmarks such as the Burj Khalifa, The Dubai Mall, and the mesmerizing Dubai Fountain, making it one of the most sought-after locations in Dubai. A standout addition to the area is the Grand Opera District, which brings world-class cultural and performing arts experiences to residents, adding a unique blend of sophistication and leisure to daily life. The community features premium apartments with spectacular Burj Khalifa views, waterfront promenades, and a vibrant social scene, making it ideal for those who value luxury and city-center living. Downtown Dubai is well-connected by metro and major roads, ensuring easy access across the city. While living here comes at a premium, the area offers unmatched lifestyle appeal, picturesque surroundings, and proximity to Dubai’s best shopping, dining, and entertainment options, making it perfect for those who can afford the upscale urban experience.

Downtown Dubai is the vibrant heart of the city, offering a dynamic, urban lifestyle at the center of it all. Home to iconic landmarks such as the Burj Khalifa and The Dubai Mall, along with the captivating Dubai Fountain, the area is highly picturesque and a major draw for both residents and visitors. It is especially appealing for those seeking premium apartments with direct Burj views and a lively, cosmopolitan atmosphere. The community is well-connected to the rest of Dubai, with strong road and metro access, making commuting relatively convenient. However, this centrality and popularity come with trade-offs—higher rental and purchase costs, heavy tourist footfall, and traffic congestion, particularly during peak hours and weekends. Overall, Downtown Dubai offers an unmatched lifestyle for those prioritizing location, views, and access to world-class attractions, but may be less suited for those seeking quieter, more spacious living environments.

It offers a premium urban lifestyle with easy-access to the Burj Khailfa, Dubai Mall and a variety of restaurants & cafes. The area is vibrant and perfect for both families and professionals. The only downside is it gets busy with tourists, especially during weekends.

This is an excellent property in a great location in Downtown Dubai. Great facilities and well maintained with the quality finishes you expect from Emaar. Traffic noise is the only downside here.
