Having made a beautiful home at Trio, I spend most of my time indoors and look forward to it everyday. Trio Apartments are built well and much larger spaced than usual apartments. Trio Apartments are a part of Al Rostamani group which implies better quality. Plenty of restaurant options right below the building (Laffah, Rawabi Al Sham, Al Amoor, Nayaab Handi, Grandiose Supermarket). The rent might be slightly higher but its quality you are paying for. The swimming pool is excellent(half the size of olympic pool) and also comes with a decent gym, locker rooms and shower area. There is also a separate ladies pool and gym too. There is a MedCare clinic right below. I cant find a reason to vacate the building even if its a bit expensive, the construction quality is good. I wish the maintenance was a bit more better. Its decently average but not super proactive on their efforts to keep us more than happy considering the higher rent we pay. The only thing I wish for is they become pet-friendly apartments, then probably, I might pay up for couple of years in advance.

I am enjoying my new flat in Trio building, excellent services and great amenities, the building is well maintained and clean at all time, the price is competitive versus the market. Very happy

This is one of the best building that I have seen in Al Barsha area, good neighborhood and neighbors, clean and advance facilities, fully equipped Gym and A large swimming pool. Our agent Maryam has done a great job arranging the viewing of the Apartment and answered all our questions. I truly recommend you checking it out, flats run out fast.

Very bad management, where they don't understand the tenant's concerns. A lot of people are leaving because of the inflated rent price not in line with market prices.

I lived in Al Barsha 1 for about a year, right next to Mall of the Emirates, and honestly, it's a mixed bag. Having a major mall on your doorstep sounds great, but most established communities in Dubai have one nearby anyway, so it's not a standout perk. What it does bring is a serious traffic problem. During peak hours, congestion around the area used to be intense - back in 2023–2024, there was no direct entrance to Mall of the Emirates from Sheikh Zayed Road, so all the traffic funneled through Al Barsha's streets. It's improved since then, but it's worth knowing about. The real highlight for me is the food scene. Even now, I regularly come back to Al Barsha with friends, colleagues, and family just to eat. The restaurants offer a proper dining experience - generous portions at genuinely reasonable prices. You can get a great meal for around 40 AED, which is surprising given the tourist footfall from the mall. For whatever reason, business owners here haven't rushed to inflate prices, and that's a rare thing in Dubai. In terms of character, Al Barsha isn't a flashy neighborhood. There are no skyscrapers - all the towers are under twelve floors - and it has a more grounded, residential feel. That said, its location on the map is fantastic. You can reach Marina, Business Bay, JVC, and other key areas with ease. Like most communities in Dubai, it falls short on parks and green space. There's a small lake near Mall of the Emirates, but I wouldn't call it a proper park. As for property, the buildings are owned and managed by Emirati landlords, so purchasing isn't an option. This also tends to affect rental pricing - building owners often raise rents in alignment with one another, meaning you won't find dramatic price differences from one building to the next.

It's a perfect place for shopping, and for working family, since all the public transportation is close

The building is close to all the usual amenities & has some of the better finishings in the area (clean, modern) however general building maintenance could be improved as building staff seem rather nonchalant about regular upkeep and being proactive. Apartments don't have bath tubs but they do have much coveted walk-in showers. It's super convenient having Al Barsha Mall, Mall of the Emirates and Lulu Hypermarket within a 5 minute drive as well as 2 metro stations close by (Sharaf DG, MOE). Sheikh Zayed and Al Khail Roads are easily accessible too, making this location a natural choice for anyone looking to be centrally located in Dubai.

Building is just fetching the premium of location. Layout of the apartment is good. Jacuzzi & Steam is not working, Al the furniture provided by landlord is old so one has to buy new, its an old building.
