Location of building is perfect, if you work in downtown and you drive car, or if you have bike or electric vehicle to go by the water. It's perfect for walking because it's right next to canal and you have everything available. Nearby are more than 3 stores including West Zone and Gala, Pharmacy,Restaurants, Laundry, man and Woman Salon, Car Rental, Pizzeria, Bakery and Hotels. Everything you need is maximum 5 minutes walk. Security is good, security guards are always happy to help, lifeguards also. Gym doesn't have a lot equipment but has great view. Now they made little playground so it's children friendly. Apartments are big but balconies are useless because there are lot construction near so it's always dirty. We have 3 times problems with leaking water from ceiling, and they just fix it with bag because its "poor pipe insulation" how they say. They clean building regularly, but you can always smell mix of lot kitchens in hallways. Your guests always have where to park and overall it's great building and always recommended with minor minuses

I like the location but the building is a bit old. It’s right at the water canal so you can have a walk or ride a bike any time. The cone is the construction thats been there for 4 years and the building is a bit old

Nice building. I think the main advantage is location. But amenities are also nice. Not noisy at all and one of the buildings that stands right on embarkment. Gym and swimming pool is after renovation.

Comfortable apartments. Pool and gym after renovation. Everything is clear. Not very noisy at all. Hilton hotel opposite to building, 5 minutes by taxi to Dubai mall

Although there is a construction of another hotel opposite to the road, the building has everything what you need and is very convenient to live. Panoramic view to the business bay, embankment, close to Dubai Center, many supermarkets around, polite staff, renovated gym. I think the district will be rapidly developed.

Residents and the visitors of Business Bay can have easy access to some of the best Shopping Malls and Amusement Parks. The Dubai Mall situated at the Down Town Dubai is just 1.53 kilometres from the area. This project is considered as a style of living where you can be at the center of action because of its being accessible to everything, including Sheikh Zayed Road, Dubai Metro Station, Al Khail Road, and some branded cafes and Restaurants.

I’ve spent a fair amount of time around Business Bay and it’s one of those areas that looks exactly how you’d expect Dubai to look - sleek, central, and always a bit on the go. Location-wise, it’s hard to fault. You’re minutes from everything includes the likes of Downtown, DIFC, Sheikh Zayed Road, and almost next door to The Dubai Mall, which is obviously one of the biggest highlights of the city. Getting around is pretty seamless overall, and public transport is a big plus here: metros, buses, and cabs are all easily available, so you’re not fully reliant on a car. What’s interesting about Business Bay is that while it’s very work-driven, it’s also quite residential, so you get a mix of both. There are loads of cafés, gyms, and restaurants, and the canal side is genuinely a highlight, especially in the cooler months when it’s great for a walk or even cycling. That said, it can feel a little… transactional. A lot of people are there for work, so it doesn’t always have that strong “community” vibe. Traffic can also be a bit chaotic during peak hours, and depending on the building, quality really varies; some are great, others not so much. Overall, it works really well if you want convenience, connectivity, and that polished city feel, with the added bonus of actually being able to live there and not just work there.

Business Bay Peak hour traffic is really a challenge to get out of business bay, the metro is always crowded, for families and bachelors its ideal for being the middle of the city and burj views

Business Bay is Dubai’s thriving commercial and mixed-use hub, offering a dynamic environment for both work and lifestyle. Known for its modern skyline, it is home to numerous offices, corporate headquarters, and business centers, making it one of the city’s prime destinations for professionals and entrepreneurs. The community also features high-rise residential towers, stylish apartments, and waterfront promenades along the Dubai Canal, creating a live-work-play environment. Residents enjoy a variety of dining, retail, and leisure options, with easy access to Downtown Dubai, Burj Khalifa, and other key areas. Connectivity is excellent, with major roads and metro access ensuring smooth commuting. However, as a central business district, the area can experience traffic congestion during peak hours, and rental rates tend to be on the higher side. Overall, Business Bay is ideal for those seeking a modern, urban lifestyle in close proximity to Dubai’s commercial and entertainment core.

One of the most central and vibrant locations of Dubai - mix of commercial and residential buildings. Plenty of restaurants, cafes and hotels - giving an ideal city vibe plus very close proximity to Downtown Dubai and Burj Khalifa! The Dubai Canal within the area is great for evening walks. The parking and traffic can get bit intense especially during peak hours. Getting around Business Bay is not always the easiest - buses are the ideal option for public transport rather than the metro as the buildings are spread out.
