Properties for rent in Al Majaz 3

Al Majaz 3 is the waterfront pocket of the wider Al Majaz district in Sharjah, built along the eastern edge of Khalid Lagoon. It is a dense cluster of residential towers rather than a planned master community.

Towers along the lagoon offer open water views, while those set further back face other buildings and interior streets. Evenings and weekends get busy around the Waterfront promenade, so the lower floors near it feel lively rather than quiet. This makes the area a popular choice for people exploring apartments in Al Majaz.

The main trade-off is density. Car bays fill up on weekends, and the buildings stand close together, so interior-facing units receive less daylight than lagoon-facing ones. This is an important consideration for people comparing houses for rent in Sharjah. Evenings along the lagoon bring walkers and families out to the waterfront, giving Al Majaz 3 a lively but local rhythm.

The rental market in Al Majaz 3 spans a group of towers along the edge of Khalid Lagoon. Thuraya Al Majaz Building is one of the larger addresses.

Studios start around 1,000 sqft, and two-beds measure near 2,045 to 2,086 sqft. Three-bedroom units run from roughly 1,700 to 4,020 sqft, and four-bedroom units reach about 3,535 sq ft. A large share of homes carry lagoon- or sea-facing orientations, with maid's rooms common in family-sized layouts.

Annual rents for Al Majaz 3 generally start near AED 30,000 for studios and climb to around AED 160,000 for the largest lagoon-facing four-bedroom apartments. What moves the number: tower, floor level, water view, furnishing, parking allocation, and overall condition of the unit.

Renters looking at the lower end of Al Majaz 3 tend to start with Al Dana Tower and Al Noor Tower. There, studios and compact one-bedroom apartments are at the entry point of the community.

Thuraya Al Majaz Building also pulls in budget-conscious tenants, with smaller layouts available in the lower price band.

These buildings suit single tenants and small families who want Khalid Lagoon within walking distance without paying for a direct water view.

The mid-tier of Al Majaz 3 is where most family-sized homes land. Ameer Bu Khamseen Tower works well for two- and three-bedroom tenants who want a straightforward building with parking and lagoon-side access.

Safia Tower and Sara Tower are in a similar bracket, offering larger layouts with balconies facing the inner streets. Rents here reflect the extra space and the easy walk to Al Majaz Waterfront and Al Qasba.

At the top of Al Majaz 3, Blue Tower is the clearest reference point. Three- and four-bedroom apartments there run large, often above 3,500 sq ft, with direct Khalid Lagoon frontage and views across the water toward Buhaira Corniche.

Canal Star Tower holds a similar position for tenants who want a higher floor and a quieter stretch of the lagoon. These are the apartments renters pick when outlook and square footage matter more than price.

Al Majaz 3 is inside Sharjah's Al Majaz district, next to Khalid Lagoon, with road links that carry residents across the emirate and into Dubai. The street grid around the towers is walkable for daily errands.
